PGIM Real Estate – Investment Analyst, Equity Transactions (Dallas, TX/Hybrid)
PGIM Real Estate is seeking an Investment Analyst within our US Transactions function. This is a 3-year program designed to provide hands-on experience in the designated business line, with responsibilities including sourcing, underwriting, financial modeling, and due diligence for new acquisitions across PGIM Real Estate portfolios. The role is based in the Dallas office.
What You Will Do
Handle all areas of due diligence, underwriting, deal modeling, and closing for acquisition and development opportunities across various markets and asset classes with varying investment structures and risk profiles.
Prepare Investment Committee memoranda and related materials through market research, risk analysis, and comprehensive understanding of investment factors.
Assist senior Transactions professionals in deal structuring, financing, and negotiation of deal terms.
Develop and cultivate relationships with real estate owners, operators, brokers, investment bankers, joint venture partners, and other industry participants.
Collaborate with asset management teams to monitor operational activity across existing portfolio, validate underwriting, and create business plans for new investments as well as support for existing assets and relationships as necessary.
Contribute as part of a small team of junior professionals to maximize team productivity and develop the skillsets of analysts and interns.
What You Will Bring
Bachelor’s Degree in finance, accounting, economics, or a related field; Real Estate emphasis preferred.
Minimum of 1-2 years of related real estate experience.
Strong quantitative skills and demonstrated analytical ability including underwriting and financial analysis.
Qualitative skills including business writing and creating visual exhibits in Excel and Word.
Experience modeling commercial properties and cash flows in Argus.
Understanding of basic real estate terms and concepts (contracts, rents, operating expenses, capex, occupancy).
Understanding of finance concepts (NOI returns, cash flow returns, cap rates, IRR, waterfalls, DCF).
Understanding of key real estate agreements (purchase and sale, management, partnership, loan agreements).

Salary and Benefits Note: The salary range for this role is from $80,000 to $90,000. Specific compensation may vary based on location, experience, and skills. Roles may be eligible for additional compensation and/or benefits.
