Overview
Director, Real Estate role within Macy's, Inc. for Bloomingdale's. The Director, Real Estate leads the execution of Bloomingdale's real estate strategy across Bloomingdale's, Bloomingdale's Outlet, and Bloomie's, with a key focus on accelerating the expansion of the Bloomie’s small-format concept. This hybrid role (3+ days in office) is based at Bloomingdale's Long Island City, NY campus and requires regular travel to build developer relationships and assess market opportunities. As part of the Macy's, Inc. Real Estate team, this position supports the Bloomingdale's store portfolio. What You Will Do
Manage and develop Bloomingdale's real estate assets, including negotiations for new store deals, dispositions, store size optimization, proposed redevelopments, and lease agreements. Build and maintain relationships with landlords, developers, brokers, and other external stakeholders throughout the deal lifecycle. Lead expansion strategy for all Bloomingdale's store formats (Bloomie’s, Outlet, and Full-Line). Identify and evaluate potential retail locations aligned with strategic market growth goals. Conduct market analysis, demographic studies, and competitive assessments to inform site recommendations. Evaluate real estate investments using financial proformas. Lead negotiations for letters of intent (LOIs), leases, renewals, and amendments. Collaborate with internal partners (legal, construction, finance) to ensure agreements align with business needs and timelines. Maintain a strong understanding of lease language and business risks. Partner with legal on negotiating easements, leases, purchase and sale agreements, site plan approvals, and development rights. Monitor and assess the performance of the existing portfolio to inform optimization strategies. Review lease expirations, options, and renewals; make data-driven recommendations. Analyze property-level financials and debt obligations. Conduct sensitivity and scenario analyses to evaluate asset utilization and support strategic initiatives. Coordinate property management with store operations and facilities teams. Continuously improve tools, processes, and procedures across the Real Estate and Bloomingdale's business unit teams. Coordinate cross-functional teams to meet project milestones. Establish working groups for key initiatives, drive progress, and resolve challenges efficiently. Foster an environment of acceptance and respect that strengthens relationships and authentic connections with colleagues, customers, and communities. Skills You Will Need
Strategic Real Estate Expertise:
In-depth experience leading portfolio strategy and executing real estate initiatives across multiple store formats, including full-line, outlet, and small-format concepts, with a strong understanding of retail environments and luxury/lifestyle centers. Financial and Analytical Acumen:
Proficiency in real estate financial modeling, including proforms, cap rate analysis, sensitivity and scenario planning; ability to translate insights into recommendations and executive-level presentations. Legal and Negotiation Skills:
Understanding of lease language, entitlements, easements, and development agreements; success in negotiating favorable deal terms with internal and external partners. Retail Leasing Knowledge:
Demonstrated success in anchor leasing and leveraging brand value to drive optimal terms; prior exposure to department store or big-box retail leasing. Market and Site Evaluation:
Ability to evaluate market potential, conduct demographic and competitive analyses, and align site selection with growth goals for new store expansion. Relationship Management:
Established relationships with luxury and lifestyle landlords, developers, and brokers; ability to manage partnerships through the deal lifecycle. Communication Skills:
Excellent written and verbal communication with the ability to influence stakeholders at all levels. Cross-Functional Collaboration:
Experience coordinating legal, construction, finance, and operations teams to drive progress across multiple projects. Project Management and Execution:
Strong organizational and leadership skills to manage complex pipelines, timelines, and results in a fast-paced environment. Process and Tool Optimization:
Experience improving real estate processes, tools, and documentation to increase efficiency. Presentation and Reporting:
Ability to distill real estate strategies into compelling reports and visuals for senior leadership. Technical Proficiency:
Proficiency in Microsoft Office (Excel, PowerPoint) and real estate analysis tools (e.g., CoStar, ESRI). Who You Are
Candidates with a bachelor’s degree in real estate, business, finance, or equivalent experience are encouraged to apply. MBA or JD preferred. 7+ years of retail real estate experience. Regularly required to sit, talk, hear; use hands/fingers to touch; occasional movement and reaching. Requires close vision. Able to work a flexible schedule based on department and company needs.
