Overview
Estimator/Project Manager Construction- JOC at Staples Construction Company. Located in Salinas, CA. This is a full-time position with great benefits. Experience with Public Works and/or Job Order Contracting (JOC) or RSMeans estimating is preferred. Primary functions
Provide overall management of construction projects from initial scope development through final acceptance by client. Provide leadership and coordinate full estimating services on Job Order Contract (JOC) projects of all scopes and sizes. The Project Manager must possess a great attitude, proper skills, and the ambition to fulfill the essential functions listed below. Essential functions
Outstanding client services through all phases of the project life cycle (pre-construction, construction, and post-construction close-out). Accurately budget and forecast cost-to-complete. Navigate regulatory requirements and permitting processes. Generate and maintain detailed project schedules and updates for all types of projects. Manage the material procurement process. Prepare comprehensive scopes of work with appropriate exhibits. Review and understand contracts and subcontracts terms and conditions. Analyze plans and specifications for constructability and sequencing. Prepare and maintain project documentation and records (RFI’s, logs, job reports, meeting minutes, submittals, change orders, etc.). Generate pay applications, cash flow, and revenue projections. Oversee the subcontractor selection and buy-out process. Monitor the superintendent’s performance for adherence to schedules, terms, and safety procedures. Organize and facilitate project meetings with clients, consultants, and subcontractors. Meet or exceed deadlines for each project; manage multiple complex issues simultaneously. Provide client contact to assess scope and resources required to complete the project. Prepare complete estimates for selected projects with detailed review of specifications, drawings, takeoff information, contracting, etc. Review and incorporate historical data from POs, subcontracts, productivity reports into unit and manhour figures. Review proposal specifications and drawings; attend pre-bid meetings to determine scope of work and required contents of estimate. Provide complete conceptual and final estimating input on complex projects. Maintain working documents and data to back up estimate figures. Track awarded contracts as required, including estimating/pricing extra work items, change orders, credits, procuring materials. Provide technical assistance, e.g., interpretation of drawings and construction methods as required. Initiate and maintain extra work estimating and issuance of change orders. Position has direct profit and loss responsibility. Perform additional assignments per Management’s direction. Skills, knowledge, qualifications & experience
Professional representation of the company; strong communication and accountability. Experience with financial accountability in a business line. Clear and concise written and verbal communication; tact and poise. Ability to manage and mentor the project support team. Strong people skills and flexibility with different personalities. Ability to estimate projects with minimal specifications. Provide detailed review of proposal specifications, drawings, takeoff information, contracting, etc. Coordinate with team members and be accountable for proposals, construction, and wrap-up. Organized, disciplined, and excellent planning skills. Unrestricted driver’s license. Excellent Office Suite skills, specifically Excel, Word and MS Project. Education and experience include
Bachelor’s degree in Construction Management, Engineering, or Business Administration preferred (relevant construction experience will be considered). Min. 5 years of management experience in renovation/retrofit and tenant improvements with project values of at least $500,000. Proficient in construction management, job costing, and scheduling software. Excellent communication, organizational and supervisory skills. Working knowledge of public works projects. Workplace civility rules

Vision and hearing requirements for reading reports and communicating with others. Regular travel to project sites; approximately 15% travel statewide. Exposure to outdoor conditions and dust; travel to CA projects as needed. The physical demands described are representative of those that must be met to successfully perform the essential functions of this job. Comments
This position is typically independent project supervision from bid to completion and has direct P&L responsibility. Based in the Monterey County area with possible travel to bordering counties; expected travel up to 15%.
