Leasing Consultant- Affordable Housing (LIHTC) at Pratum Companies in Baltimore, MD. This is an affordable housing property which requires all tenants to meet income requirements. The ideal candidate will have understanding of LIHTC program and fair housing regulations. Responsibilities
Handling all aspects of leasing apartments, including greeting prospective residents, following up with prospects, touring the community, processing applications, preparing leases and closing the sale Understanding the community and its amenities, rents, and specials as well as those of the community’s competitors Conduct off-site marketing and assist in preparing marketing plans Screen all incoming residents by objective qualification standards Achieve an acceptable leasing closing ratio Maintain activity reports by recording traffic daily Assist with resident programs and retention Assist with coordination of and participation in resident functions Processing recertifications Perform all other duties assigned by the Assistant Manager/Community Manager Qualifications
Prior leasing, customer service, or sales experience, preferred Working knowledge of Tax credit programs (LIHTC) experience Excellent and premiere customer service orientation Excellent verbal and written communication skills Attention to detail and ability to work independently on assignments Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet Ability to work in a fast paced environment Education High school diploma or GED. Ability to perform intermediate mathematical functions and understand on-site resident management software functions. Professional Experience A minimum of three years of experience in residential property management and Lease Up Attendance/Travel Requirements The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Must be able to work scheduled hours consistently and overtime when requested. May require on-call duties. Travel may be required to attend owner gatherings or events, sometimes after hours. Computer skills Intermediate knowledge of Microsoft Office and Internet; working knowledge of Outlook and OneSite/Yardi Physical Demands Must be able to access all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry or maneuver up to 50 lbs independently and 100 lbs with assistance. This role is non-exempt with an anticipated pay range from $20-$21.63 per hour for a new employee, based on experience and other factors. Eligible for overtime, discretionary/merit bonuses, and benefits including health and welfare plans. Full-time status (30+ hours/week) includes 2 weeks paid vacation, 3 weeks sick/related leave, 11 paid holidays, and health & welfare benefits as described on the company site without a link here. Employees may participate in company-contributed benefits per policy.
