Job Title : Director of PreConstruction
Location : Indianapolis, IN

to lead our efforts in creating detailed and effective project plans.
Position Summary :
The Director of Pre-Construction will play a critical role in the project delivery process through the pre-construction and the bidding periods. This leader will oversee budgeting, scheduling, estimating, and risk management, with a strong emphasis on hotel construction projects. Ideal candidates will have a proven track record in preconstruction, a background in estimating, and extensive field experience in hospitality construction.
Key Responsibilities
Estimating :
Develop comprehensive and accurate estimates, including takeoffs, for hospitality projects, ensuring alignment with project goals.
Review and refine budgets to achieve cost efficiency while maintaining high-quality standards.
Scheduling & Budgeting :
Lead the creation of detailed project schedules and budgets, ensuring feasibility and alignment with project timelines.
Collaborate with stakeholders to address any budgetary concerns and maintain project financial health.
Project Planning :
Drive preconstruction processes for projects such as 4-story hotels, 100 rooms, and 50,000 square feet.
Evaluate site conditions and develop strategies to mitigate potential challenges.
Field Collaboration :
Leverage field experience to bridge the gap between preconstruction and execution, ensuring smooth transitions.
Collaborate with project managers and field teams to address on-site challenges proactively.
Warranty, Insurance, & Liability :
Oversee warranty-related aspects, ensuring compliance with specifications and contractual obligations.
Manage insurance requirements and address potential liability issues, ensuring all risks are accounted for and mitigated.
Qualifications
10+ years of experience in commercial construction, with a strong focus on hotel projects.
Expertise in estimating, including creating detailed takeoffs and accurate budgets.
Proven ability to create and drive project schedules and budgets.
Significant experience with projects similar to 4 floors, 100 rooms, and 50,000 square feet.
Field experience is highly valued, offering practical insights into preconstruction and execution.
Knowledge of warranty management, insurance policies, and liability issues in construction.
Exceptional communication and leadership skills, with the ability to work effectively with diverse teams.
Proficiency in pre-construction and estimating software is a plus.
