Overview

Associate, Affordable Housing Acquisitions. This position reports to the Head of Impact Investing and supports a lead transaction officer in evaluating and executing affordable housing real estate transactions (emphasis on LIHTC, PBS8, and self-restricted workforce deals). The role involves work across numerous U.S. geographies and supports transaction officers on acquisitions and dispositions, including financial modeling, research and analysis, investment memorandums, and communication with internal and external stakeholders. The affordable acquisitions are primarily on a direct basis, with some joint ventures possible. The position works independently under general supervision.

Key Responsibilities And Duties

Independently analyzes, underwrites, and assists with bidding, due diligence, and closing of affordable housing preservation real estate investments that fit client business plans across multiple U.S. markets (approximately 75% of transactions are Capital A affordable investments including expiring LIHTC and PBS8 opportunities).

Evaluates investments and returns using discounted cash flows, return on cost, development spreads, and third-party leverage.

Strengthens internal relationships with asset management counterparts to transition new acquisitions and position assets for sale.

Develops external relationships with market participants, including the affordable brokerage community, owners, and lenders.

Coordinates and oversees the due diligence process for acquisitions.

Understands client investment strategies and collaborates with transaction officers to execute the investment strategy.

Drafts investment memorandums for internal committees, including the Senior Leadership Team and Investment Committee.

Required Qualifications

2+ years of commercial real estate (CRE) experience

Preferred Qualifications

3+ years of commercial real estate (CRE) experience

BA or BS

Affordable housing experience

Financial modeling experience in Excel

Knowledge of CRE, economics, finance, valuation, financing, accounting, and legal structures

Demonstrated ability to operate independently with strong written skills directed to internal and external clients

Ability to operate in a fast-paced team environment and manage deadlines

Base Pay and Benefits Base Pay Range: $98,900/yr - $121,000/yr. Actual base salary may vary based on experience, time in role, internal pay equity, performance, and location. The compensation package may include participation in incentive programs.
