Overview 140 Capital is the investment arm of a private single-family office, focused on deploying over $3 billion annually through debt, equity, and structured investments across real estate, hospitality, technology, and venture markets.

We are seeking a

Managing Director - Single Family Debt . This role leads the debt‑financing program for luxury single‑family homes and condominiums. The program includes first‑position bridge/construction loans and Developer Partnership Program loans that couple debt with an equity component.

Responsibilities Deal origination and relationship development.

Source new lending opportunities by building relationships with luxury home developers, brokers and sponsors in target markets (Florida, New York and other specified states).

Underwriting and due‑diligence.

Oversee financial analysis, underwriting and structuring of bridge and construction loans; lead due‑diligence on collateral, borrower credit, market conditions and project feasibility. Utilize third‑party valuation and engineering reports (BBG, CBRE, AEI) and risk‑analysis tools (Argus, Proda, LexisNexis).

Deal structuring and documentation.

Negotiate term sheets, loan agreements, inter‑creditor agreements and participation documents with borrowers, legal counsel and co‑lenders. Structure loans consistent with program parameters.

Team leadership and investment memoranda.

Supervise analysts preparing investment memoranda and credit packages for the Investment Committee. Ensure accurate financial modeling and clear presentation of risks, mitigants, expected returns and exit scenarios.

Portfolio and servicing oversight.

Monitor loan performance, construction progress and draw schedules; coordinate with the Managing Director of Finance & Servicing on payments, covenants and interest‑reserve administration.

Qualifications 7+ years of real estate lending experience, including bridge financing and cash‑flow modeling. Experience purchasing mezzanine notes and syndicating loans is advantageous.

A master's degree in finance, real estate or a related discipline is preferred.

Proven ability to build and manage borrower and broker relationships and to close multiple complex transactions simultaneously.

Strong negotiation and interpersonal skills; proficiency in Excel and Argus.

Compensation & Location Hybrid Work Structure - Based in our New York City or Boston office with flexibility for partial remote work.
