As a Senior Real Estate Manager, you’ll manage company real estate strategy through property acquisition, store development, and ongoing oversight of H-E-B property portfolio.

What is the work?
Identifies real estate needs for the existing Store network and potential Store network including relocation, 2nd generation and expansion opportunities.
Identifies and implements solutions to company real estate needs through real estate purchase, lease, or other alternatives.
Analyzes the market to understand real estate trends, population trends, and development/growth patterns within the H‑E‑B market area.
Keeps abreast of competition, competitive strategies, and competitor expansions.
Engages brokers to assist in identification and acquisition of land and negotiation of legal documents.
Negotiates terms of property buys, leases, renewals, amendments, as well as legal documents with landowners, landlords, municipalities, and other stakeholders.
Consults with outside attorneys on legal agreements and other legal needs.
Consults with cross‑functional partners and civic authorities to identify opportunities and constraints to real estate development.
Works closely with civic authorities on land entitlement and other agreements.
Collaborates with cross‑functional partners to generate site plans, sales models, construction cost estimates and financial proformas for each new development.
Works closely with cross‑functional partners and participates in design and construction scheduling of projects.
Collaborates with cross‑functional partners through the construction process of new Stores, expansions, remodels and major repairs/renovations.
Works with Senior Leadership team to sequence capital projects.
Works closely with Regional leadership to identify real estate needs, opportunities.
Maintains relationships with landlords, adjacent property owners, area real estate developers, civic authorities, etc.
Identifies real estate needs for the existing Store network and potential Store network including relocation, 2nd generation and expansion opportunities.
What is your background?
A related degree or comparable formal training, certification, or work experience.
7+ years of Real Estate experience (retail preferred).
Real Estate license (preferred).
Knowledge of retail real estate industry.
Comprehensive understanding of legal documents.
Advanced negotiating and influencing skills.
Advanced verbal/written communication and presentation skills.
Advanced analytical skills.
Strong project management skills.
Interpersonal/relationship‑building skills.
Organization and time management skills.
Ability to manage multiple priorities and shift focus between projects/tasks.
Ability to work complex issues with senior management.
Initiative; willingness to take risks.
Moderate PC skills including Microsoft Office Suite, as well a computer software programs required by the job.
