Job Description Position : Property Accountant

Position and Responsibilities Main role responsibilities and requirements

Strong understanding of GAAP accounting procedures and guidelines as they relate to real estate accounting (straight line amortizations, allowance for doubtful accounts, accrual basis of accounting).

Month-end / year-end accounting close experience including preparation and / or review of balance sheet and income statement reconciliations such as :

Performing account analysis and reconciliation, including bank statements and intercompany general ledger accounts.

Reviewing general ledger accounts and adjusting GAAP accrual journal entries.

Analyze lease documents with ability to understand their impact on financial statements and manage tenant lease details and review all tenant inputs into database, not exclusive of financial data.

Process tenant billings including common area maintenance, real estate taxes, repairs & maintenance, insurance and other operating expenses.

Develop annual property budgets and address inquiries during year-end audits with external auditors.

Serve as the primary contact for tenant and internal client inquiries related to assigned properties.

Monitor cash flow for complex properties and ensure accurate distribution and reporting.

Analyze and explain any material monthly fluctuations to management and as response to audit inquiries.

Assist with maintenance of subledgers for fixed assets and job cost including reconciling to the general ledger and determining cash requirements and capital commitments.

Implement SOX Control requirements for accounting processes.

Other responsibilities

Address requests of both internal and external audit teams.

Daily review and general ledger codification of accounts payable Avid Invoices.

Maintain supporting documentation for assigned areas.

Provide support on special projects and senior management requests.

Qualifications

Bachelor’s degree in accounting or finance

CPA preferred, or on path toward

Minimum three years of experience in an accounting role, preferably in commercial real estate / property management and with a mix of public and industry experience

Advanced Excel skills and strong familiarity with database management

Attention to detail when preparing and reviewing files

Ability to work in a fast-paced environment and overtime as needed

Demonstrate leadership / mentoring skills, enthusiastic and analytical with dedicated work ethic

Superior written and verbal communication skills

MRI / Yardi / AVID / FAS experience preferred

Compensation Compensation will be commensurate with experience and capabilities.
