Core Responsibilities (EA Base)

Coordinate and oversee the escrow process from start to finish, ensuring compliance with real estate contracts, lender instructions, and title requirements.

Prepare accurate closing documents, including Closing Disclosures, HUD-1 Settlement Statements, and other transaction paperwork with proper prorations and adjustments.

Review title commitments and reports, resolve title defects, and satisfy existing liens or encumbrances to ensure a clear title for closing.

Serve as the primary point of contact for buyers, sellers, lenders, real estate agents, and attorneys throughout the closing process.

Manage the disbursement of funds, including escrow payments, loan proceeds, and payoffs according to escrow instructions and lender approval.

Ensure all transactions adhere to state and federal real estate laws, regulations, and company policies.

Deliver exceptional support to all parties involved, explaining procedures and ensuring a smooth closing experience.

Maintain accurate records of all communications, documents, and transactions for post-closing review and auditing.

1-3 years of experience as an escrow closer, title closer, or in a similar role within the real estate or title industry.

Strong understanding of real estate transactions, title insurance, escrow principles, and closing procedures.

Excellent attention to detail and organizational skills with ability to handle multiple transactions simultaneously.

Proficiency with Microsoft Office suite and experience with title/escrow software.

Strong verbal and written communication skills for interacting with all transaction parties.

Knowledge of local Colorado real estate laws and regulations.

High school diploma required; associate or bachelor's degree in a related field preferred.

Notary Public certification and/or title insurance producer license preferred.
