The Role The MEP Project Manager, Mission Critical is responsible for managing field inspections, problem solving and coordinating all necessary Mechanical, Electrical, Plumbing and Fire Protection project resources and documentation throughout the entire project lifecycle. Responsibilities include selecting and managing MEP subcontractors, reviewing and managing mechanical bid tabs, MEP submittals, monthly requisitions and change orders, and MEP contractor schedules/performance. The role requires collaboration with the A/E team, BIM/VDC personnel, and the Superintendent to ensure coordination is on track, and it involves direct communication with owner third‑party MEP contractors or testing agencies.

Responsibilities

Review mechanical bid tabs and Exhibit B.

Interview and select sub‑contractors.

Manage day‑to‑day MEP sub‑contractors.

Approve MEP monthly requisitions and change orders.

Conduct site walks to ensure work progresses according to schedule.

Coordinate with BIM/VDC personnel and Superintendent.

Work with the A/E team to develop solutions to coordination items.

Review all MEP submittals.

Obtain all documentation from inspections and testing.

Oversee MEP & FP contractor and Commissioning agent.

Coordinate owner third‑party MEP contractors or testing agencies.

Obtain all mechanical close‑out documentation; as‑builds, attic stock and O&Ms.

Coordinate multi‑trade portions (e.g., curtain wall, security, electrical, door hardware).

Organize submittal process for long‑lead items first.

Attend weekly owner, subcontractor, coordination and field meetings.

Obtain approval from AHJs.

Work with retail and/or tenant fit‑out where applicable.

Develop work lists and complete MEP punch list.

Coordinate owner training and turnover.

Coordinate with public utility companies to meet project requirements.

Coordinate life‑safety inspections.

Coordinate between trades and documents; electrical requirements for mechanical are correct.

Qualifications

Bachelor of Science (technical/engineering degree) in Mechanical, HVAC, Plumbing, Electrical or Fire Protection.

Minimum 5+ years experience with Mechanical, Electrical, Plumbing and Fire Protection Systems.

Minimum 2+ years of project management experience.

Strong computer skills (MS Excel, Word, Outlook).

Ability to read and comprehend drawings and specifications.

Complete understanding of BIM/VDC coordination including hit detection programs.

Knowledge of local, city, state and international building codes for the project site.

Knowledge of ASHRAE, NEC, NFPA and LEED requirements.

Extensive knowledge of testing, balancing and commissioning practices.

Ability to make decisions quickly and accurately.

Ability to communicate at all levels.

Working Conditions The employee is regularly required to sit for long periods of time; talk or hear; perform fine motor, hand and finger skills using a keyboard, telephone or writing. The employee is frequently required to stand, walk, and reach with arms and/or hands. Specific vision abilities include close vision, distance vision, depth perception and the ability to adjust focus. The employee will spend their time in an office environment with a quiet to moderate noise level. Job site walking is required.
