is the investment arm of a private single‑family office, focused on deploying over $3 billion annually through debt, equity, and structured investments across real estate, hospitality, technology, and venture markets.
We are seeking a
Managing Director – Single Family Equity
to lead the preferred‑equity and joint‑venture investment program for luxury single‑family homes and condominiums. The role works closely with the Single Family Debt team to structure complete capital stacks for developers and ensures alignment between debt and equity returns.
RESPONSIBILITIES
Source and evaluate opportunities, building relationships with luxury single‑family developers and assessing project feasibility, sponsor experience, market conditions, construction budgets, and exit values.
Structure preferred equity or JV equity investments, determining the mix of bridge debt and preferred equity as outlined in the business plan; negotiate terms, profit‑sharing splits, management rights, and step‑in rights.
Lead due‑diligence on design, entitlements, permitting, construction costs, and sales projections; coordinate with appraisers, contractors, and legal counsel to verify budgets and schedules. Evaluate sponsor liquidity, track record, and credit history while ensuring compliance with internal credit guidelines and portfolio‑wide LTV/DSCR targets.
Develop long‑term programmatic partnerships with high‑performing residential developers; administer volume‑discount benefits and monitor partners’ liquidity, reserves, and experience thresholds.
Supervise analysts preparing financial models, sensitivity analyses, and investment memoranda; present opportunities to the Investment Committee and coordinate closing processes with legal, finance, and operations teams.
Monitor construction progress and sales/leasing performance; manage profit distributions and equity repatriation; analyze exit alternatives (sale or refinance) and ensure returns meet or exceed targeted preferred returns with equity kickers realized.
QUALIFICATIONS
10+ years of real estate private‑equity or development experience with a focus on luxury residential or high‑end condos.
Demonstrated ability to source and close JV and preferred equity investments.
Deep understanding of capital structures, waterfalls, and partnership agreements.
Strong financial modeling, negotiation, and interpersonal skills, with experience working with legal counsel on complex JV agreements.
COMPENSATION & LOCATION Hybrid Work Structure – Based in our New York City or Boston office with flexibility for partial remote work.
Compensation – Very competitive salary commensurate with experience.
