Job Responsibilities
Coordinate the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals.
Perform all leasing activities including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and criminal background checks.
Prepare leases, move‑in packages, and ensure smooth resident move‑in and lease signing.
Inspect apartments prior to resident move‑in and schedule maintenance items.
Develop and implement short‑ and long‑term marketing plans, and follow community policies related to concessions and specials.
Design and execute marketing activities to drive traffic, including resident referral programs, employer outreach, and online advertising.
Use property management software to track availability, record trafficking activities, and manage resident data.
Maintain show unit quality and leasing office appearance.
Follow‑up with prospects and new residents to ensure satisfaction.
Execute lease renewal activities, prepare renewal letters, and sign documents timely.
Respond promptly to resident concerns and communicate issues to the appropriate parties.
Essential Responsibilities
Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals.
Inspect apartments prior to move‑in; ensure they are move‑in ready.
Stay informed about market conditions and implement marketing plans.
Create and drive traffic through resident referral and employer outreach programs.
Use on‑site property management software to track availability and record leasing activities.
Ensure the community and show units meet the company’s standards for show quality.
Follow‑up with prospects and new residents to ensure satisfaction.
Prepare lease renewal letters and packets for residents.
Respond quickly and courteously to resident and client/owner concerns.
Requirements
1-2 years of related experience (excellent customer service skills & lease‑up experience preferred but not required).
Weekend availability required.
Valid driver’s license to operate a golf cart on property.
Licenses & Certifications
Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions.
Incumbents must have a valid driver’s license for golf cart operation.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
Rare or regular travel may be required.
Work a flexible schedule, including evenings, weekends, and holidays.
Compensation Hourly pay range: $21.00 – $23.00. Base salary may be eligible for quarterly, monthly, or annual bonus programs.
