The Ed Napleton Automotive Group is looking for our next Real Estate Director. This is an exciting opportunity in a growing, fast-paced industry.

Located in-office at Napleton’s Oakbrook Terrace Illinois location, the Real Estate Director is responsible for overseeing the strategic development, acquisition, leasing, and management of a portfolio of commercial real estate assets, with a specialized focus on automotive dealership properties. This role ensures optimal site selection, compliance, and profitability across all locations, while aligning with brand standards and operational goals.

Napleton Automotive Group has a large commercial real estate portfolio which includes dealerships, commercial, retail, industrial and mixed-use properties. Supervisory Responsibilities

Lead a team of real estate professionals including property manager, architects, construction managers, real estate attorney and others

Collaborate with internal departments including legal, finance, construction, security and dealership operations

Represent the company in public hearings, community meetings, and industry events

Duties/Responsibilities

Lead site selection and market analysis for commercial property investments and new dealership investments

Oversee acquisition, zoning, entitlement, disposition, and redevelopment of properties to support business growth

Monitor construction bidding and contract award for construction projects

Manage relationships with brokers, developers, and municipal agencies to identify high-potential opportunities

Manage and maintain the business relationship with property management firm when applicable

Automotive Dealership Focus

Ensure dealership properties meet OEM requirements, zoning regulations, and brand image standards

Coordinate with dealership operations, construction, and design teams to deliver turnkey facilities

Negotiate ground leases, build-to-suit agreements, and purchase contracts specific to automotive retail

Develop and manage budgets, pro formas, and ROI analyses for real estate and rental properties and projects

Monitor lease performance, rent rolls, and capital expenditures across the portfolio

Evaluate financing options for property development

Participate in discussions regarding accounting and taxation issues

Compliance & Risk Management

Ensure all properties comply with environmental, zoning, and safety regulations

Conduct due diligence and risk assessments for acquisitions and developments

Manage legal documentation, title issues, and insurance coverage

Required Skills/Abilities

Excellent Excel skills and working knowledge of Microsoft Office

Experience with multi-site retail expansion and dealership networks.

Familiarity with environmental assessments and permitting processes.

Ability to travel regionally or nationally as needed.

Strategic thinker with a hands-on approach to execution.

Education and Experience

Bachelor’s degree in Real Estate, Business, Finance, or related field (MBA preferred).

10+ years of experience in commercial real estate, with 5+ years focused on automotive or retail properties.

Deep understanding of dealership operations, OEM facility requirements, and commercial zoning.

Strong negotiation, financial modeling, and project management skills.

Proficiency in real estate platforms (e.g., Yardi).
