As a member of the project leadership team, the Senior Design Manager (SDM) is responsible for the timely development of the project design and its alignment with the project execution plan.
Key Responsibilities
Work with the pursuit leader to lead and manage successful competitive Design-Build and heavy Design-Assist pursuits.
Facilitate and advise design team selections and teaming agreement negotiations.
Review and validate A/E scopes and support fair fee negotiations that benefit project and A/E team.
Promote use of design engineering services, delegated, means and methods engineering, modeling and detailing to support prefabrication and modularity.
Facilitate integration of Self-Perform Work (SPW), Digital Building Components (DBC), Prefabrication, and other value-added design and fabrication components.
Understand opportunities for prefabrication, self-performed work, and modularization and drive integration into design and fabrication processes.
Build and sustain open, honest relationships with the design team.
Support high-performing team workshops to align vision, mission, charter, and key performance indicators.
Organize and support cluster group formation strategy during design phase and workshops to streamline design and preconstruction processes.
Develop mitigation plans for design scope risk and stakeholder design responsibilities.
Engage and coordinate with project team to ensure alignment on key responsibilities.
Drive design iteration to support project budget, plan, and client expectations.
Identify gaps between agreed basis of design and scope creep, and mitigate scope gaps.
Manage program and concept design validation and budget prior to schematic design production.
Work with authorities to establish design package permit submittal review process ahead of permitting.
Lead milestone alignment planning workshops to align design production with construction needs.
Schedule and lead design quality and constructability reviews.
Set up and manage internal review processes for design change decision-making and change management.
Implement design acceptance criteria process and collaborate with architect and quality control plan.
Qualifications
Experience in Construction Manager at Risk (CMAR), Design/Build, Integrated Project Delivery (IPD).
Architectural / Design or technical background in managing design coordination.
In-depth knowledge of construction project design coordination, permitting, model coordination, shop drawing process.
In-depth knowledge of BIM software (AutoCad, Autodesk Building Design Suite, Revit, Navisworks, Tekla Structures).
Strong communication and people skills and management skills.
Ability to influence contractual differences and risks managed by project team.
Adept at creative problem solving, considering cost, quality, constructability, supply chain support for construction and overall customer value.
Ability to travel to job sites or design team offices when required.
Providing constructability and cost feedback to the design team on various design options.
Providing estimating and quantity take-offs to various designs.
Bachelor’s degree in Architecture, Civil Engineering, Construction Management, or equivalent engineering discipline.
At least 6-10 years of experience in a construction management, general contracting or architectural firm in project engineering or project management roles.
Proficiency with BIM and Lean Construction scheduling techniques such as Last Planner system, Pull planning and Critical Path method scheduling.
Pay Range $170,000.00 – $291,000.00
