Legacy Commercial Property (“LCP”) is a rapidly growing real estate company headquartered in Brentwood, TN. Legacy is part of Highland Ventures, a family-owned real estate conglomerate. Legacy owns and operates a portfolio of 650+ properties across 22 states. Legacy operates in the multi-tenant retail and office asset classes, with an internal team that includes property management, leasing, construction, and acquisitions & development. The Company’s high growth is focused on build-to-suit NNN development, leasing existing retail space, and retail strip center acquisitions and development.
Role Summary The Director of Property Management oversees the day-to-day operations of the real estate portfolio. The role is responsible for team management, property financial analysis, field operational efficiency, budgeting, and asset profitability. Legacy is looking for a high energy leader to build Legacy Property Management into a premier developer and property manager in the mid-south. In this position, you will lead direct reports on the daily performance of their jobs, ensure properties are maintained, and tenant’s lease obligations are met. Roles and responsibilities will shift as the portfolio and team evolves and grows.
Essential Functions
Develop and implement annual strategic budgets.
Manage team of in-house and field property managers.
Drive accounts receivable down and maintain collections at a high rate.
Coordinate activities across leasing, property management and construction to affect Legacy operational efficiencies.
Review new leases for property-management related issues and concerns.
Oversee all rental revenue billing and processes including the completion of annual CAM reconciliations and tax billbacks.
Assist with the creation of KPI and metric tracking within the property management division.
Assist in the coordination of tenant move-ins/outs.
Partner with the leasing team to onboard new tenants.
Monitor expirations and bring all tenant renewals to ownership.
Act as in-house leader and voice for the regional and district property managers in the field.
Maintain tenant relationships to help recognize both their needs and the needs of their customers.
Coordinate landlord and tenant legal matters involving delinquencies and bankruptcies with the property management team and cooperating counsel.
Establish and maintain relationships within the shopping center industry, key community and strategic partners and local government representatives.
Ability to read, analyze and interpret lease and other contractual documents.
Ability to anticipate and respond effectively to sensitive inquiries and complaints.
Exceptional and effective writing and communication skills.
Ability to define problems, collect data, establish facts, and draw accurate conclusions.
Ability to use Microsoft products.
Ability to handle situational ambiguity to make effective decisions.
Required Education and Experience
Bachelor’s degree from 4-year college or university
Minimum 3-5 years’ experience managing a portfolio of retail properties in a project management leadership capacity
Certification in property management (CCIM or RPA or CPM), preferred
Position Type and Expected Hours of Work This is a full-time position. Days and hours of work are typically Monday through Friday, 9:00 a.m. to 6 p.m. The home office is located in Brentwood, TN and team members are required to work in the office 5 days per week. As a senior leader, you will be expected to prioritize outcomes and team success. This may involve working additional hours when necessary to meet critical deadlines and organizational goals.
Travel Some travel expected, approximately 1-2 times per month.
