Director of Leasing
The Director of Leasing is responsible for developing and implementing strategic marketing plans for multifamily properties with both market‑rate and affordable components. This includes managing budgets, analyzing data to optimize leasing and marketing performance, overseeing marketing operations, managing staff, and ensuring an exceptional resident experience. The role requires strong leadership, analytical, and relationship management skills, with frequent client and onsite property engagement. Establish and maintain client‑specific SOPs Ensure tech stack alignment, integration, and training coordination, including:
MarTech CRM Customer Journey Mapping
Oversee KPI reporting:
Monthly: Marketing performance and budget tracking Bi‑Weekly: Property‑level and local marketing efforts Weekly: Leasing performance reporting
Manage client relationships, including call cadence and coordination for marketing, leasing, and pricing in collaboration with operations Coordinate Virtual Leasing Concierge programming and management, if applicable Coordinate with Portfolio Managers to track leasing performance and provide proactive forecasting Implement and monitor resident experience and retention tracking, including:
Sentiment analysis Attrition / Lease trade‑out trends
Provide people management and leadership:
Direct oversight of dedicated Marketing Manager(s), if applicable Collaborative oversight of shared Marketing Manager(s), if applicable
Marketing budget forecasting and tracking Lead marketing audits, including digital presence, ILS listings, and market surveys Conduct frequent property visits (estimated at 40% travel, subject to portfolio performance) across the Southeast, with anticipated national growth Education & Experience
Understanding of third‑party property management operations Experience with property management systems such as Entrata, Yardi, and OneSite Experience with CRMs, including Knock and EliseAI Demonstrated creativity in developing content and marketing plans Strong understanding of digital marketing and data analysis to inform recommendations Exceptional attention to detail Equal Employment Opportunity
