The firm is seeking a Senior Property Manager to join its Colorado Real Estate team, working at our Denver office.

The Senior Property Manager will represent the company in the assigned region. This individual will be responsible for the daily management of all the company's commercial properties in the region while working with a team. The Senior Property Manager will have some exposure to development in the region.

ESSENTIAL DUTIES AND RESPONSIBILITIES Property Operations

Ensure timely, professional, and efficient responses to tenant requests

Prepare annual property budgets with Property Manager and Property Administrator

Contract with 3rd party vendors to maintain the building, equipment, and systems

Complete property walks with team on a frequent and regular basis

Update and present monthly reports for property expenses

Independently manage vendor relationships and contracts

Initiate and resolve insurance claims with carrier

Ensure invoices are submitted and approved in a timely manner among the team

Manage the preparation and distribution of CAM Estimates and CAM Reconciliation to all tenants in the portfolio

Provide land management duties, including timely filing of documentation and managing compliance

Tenant Management

Maintain strong tenant relations via appropriate tenant touches

Spearhead broker events, their timing and necessity with Vice President

Act as an owner liaison for legal issues with tenants

Be main point of contact for lease renewals

Monitor AR and implement collection actions on delinquent accounts

Capital Expenditures

Contract for capital expenditures

Ensure that CapEx is on time and within budget

Vet contractors and coordinate various vendors simultaneously when necessary

Oversee completion of CapEx projects with oversight to ensure projects are on time, on budget, consistent with local codes, in compliance with leases and coordinate associated tenant acceptance when relevant

Office Operations

Mentorship, onboarding and training of property management team in company

Share ideas and regional strategies with senior property managers in other Mark IV markets

Assist with hiring and training of property management staff in region

Be knowledgeable in local and regional real estate market via reading publications and attending market events

Attend public hearings and meet with public officials as needed

Education / Experience

Bachelor’s degree preferably in business, finance, economics or similar

Minimum of 7 years of commercial property management experience

Excellent proficiency in Microsoft Office applications

Excellent proficiency in Yardi

Certificates, Licenses, Registrations

CPM Certification preferred

Other Skills and Abilities

Understanding of and the ability to manage all aspects of land and commercial properties

Good knowledge of accrual and cash accounting principles

Experience renewing existing tenants within the commercial asset classes

Strong interpersonal and organizational skills

Excellent written and verbal communication skills

Ability to meet deadlines

Reasoning Ability Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
