The Community Manager’s primary responsibility is to serve as the point of contact for the property and stakeholders, provide leadership and direct supervision of the staff, deliver superior customer service, and manage all aspects of apartment community operations under the portfolio. Responsibilities include implementing the annual business plan, ensuring excellence in financial management, maximizing occupancy levels, maintaining community values, complying with laws and regulations, and overseeing staff/vendor oversight. Essential Duties

Manage property and staff ensuring compliance with Fair Housing, Fair Credit Reporting, Human Resources, Operations policies and Safety Management programs. Assist with file audits, HUD management, occupancy reviews and HUD REAC inspections. Administer HUD recertifications and coordinate annual unit inspections. Oversee day‑to‑day outreach, sales and customer service efforts to meet and exceed performance targets. Evaluate current market conditions and competition. Increase revenue while maintaining controllable expenses, including revenue collections and delinquency control. Provide customer service to residents, resolving issues and ensuring maintenance completes service requests. Ensure timely completion of all property reporting (financial, marketing). Operate within budget and purchasing guidelines. Maintain curb appeal by inspecting property and vacant units. Attend court proceedings as necessary. Coordinate and lead staff meetings. Supervise, review, evaluate and counsel employees in conjunction with area directives. Promote Resident Services initiatives to engage residents in social, educational, planned activities and events. Prepare reports of all operational financial data to the Regional Property Manager and other Corporate Departments. Lead staffing, training and development initiatives to ensure the best talent is part of the property team. Job Requirements

Previous property management experience. Compliance experience with PB Section 8 required. Professional certification: COS or CPO. Two years supervisory experience. Computer proficiency and knowledge of Microsoft Office Suite. Demonstrated leadership ability and proven track record with the leasing process. Must be able to walk apartments and grounds, including steps and climbing stairs. Excellent verbal and written communication skills. Strong financial analysis, budgeting and P&L management skills. Working knowledge of applicable Landlord‑Tenant Laws, Fair Housing mandates and other legal issues. Experience with unit and common area renovations. Proven financial and accounting expertise. Excellent customer service orientation. Accounts receivable and collections experience. Attention to detail and ability to work independently. Proficient in Word, Excel, Outlook, One‑Site Property Management Software and Internet. Education

High school diploma or GED. The position requires the ability to accurately perform intermediate mathematical functions and understand and perform all on‑site resident management software functions. Professional Experience

A minimum of three years of experience in residential property management and lease‑up. Attendance/Travel Requirements

The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Overtime and on‑call service may be required. Travel may be required to attend owner gatherings and resident events. Physical Demands

Must be capable of physically accessing all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry or maneuver weights of up to 50 lbs independently and 100 lbs with assistance. Learning & Development
