Overview Maintenance Mechanic is responsible for assisting the Chief Engineer in maintaining the property, processing resident service requests in a timely manner, performing preventative maintenance duties and unit inspections, troubleshooting and repairing HVAC and appliances, plumbing, carpentry and painting; and performing turnovers and renovation of apartments. Attendance is essential to this position. The community is open 24/7; weekend work or overnight hours may be expected.
Responsibilities
Perform maintenance for buildings and grounds to keep the apartment complex in good repair and appearance
Address assigned work orders in a timely and professional manner
Process service requests and perform scheduled maintenance duties
Perform turnovers and renovations of apartment units
Install, troubleshoot, and repair appliances, garbage disposals, and electrical outlets and light switches; working knowledge of electrical wiring
Perform general carpentry repairs, including doors, frames, countertops, and window repairs
Periodically inspect grounds at night to check exterior lighting
Perform preventative maintenance: replace HVAC filters, clean fan coils, service heat pumps, replace smoke detector batteries, replace water filters, and clean lint traps in dryers
Perform snow and ice removal as required by community policy and local code
Inspect fitness center equipment and report repairs to supervisor
Must have own tools for performing the work required
Perform other related duties as requested by the Chief Engineer
Job Requirements (Skills/Abilities)
Ability to read and speak English to proficiency and understand verbal and written instructions from management
Ability to give verbal and written instructions to employees; read and understand MSDS sheets and labels
Maintain a well-organized and clean work environment
Maintain ethical, professional, and courteous relations with residents, contractors, and co-workers
Strong technical knowledge and experience with HVAC, electrical, plumbing, and carpentry
Ability to work efficiently and independently
Experience in troubleshooting and repairing HVAC and plumbing
Punctual and reliable
Available for emergency on-call
Physical Requirements
Must be able to lift up to 60 lbs and safely move appliances
Comfortable working at heights up to 25 feet
Required to stand for long periods
Use hands to handle, control, or feel objects and tools
Walk or run for long periods; twist, kneel, stoop, crouch, or crawl
Fine motor skills to grasp and assemble small objects
Make quick, precise adjustments to machine controls
See and hear to monitor equipment and surroundings
Be physically active for long periods
Experience Minimum of 2 years as a Maintenance Technician / Engineering experience
Education / Licenses / Certifications
High School Diploma
HVAC Certification
Universal CFC certification
Pool operator’s license
Valid driver’s license
