River View Residential LLC Position Summary The Maintenance Technician is responsible for completing routine and emergency maintenance tasks to ensure the property’s apartments, buildings, and systems are kept in excellent condition. This role supports the Maintenance Supervisor in maintaining the community’s physical integrity, safety standards, and resident satisfaction. The Maintenance Technician will perform hands-on work in HVAC, electrical, plumbing, carpentry, appliance repair, and general property upkeep. Key Responsibilities

General Maintenance & Repairs

Complete resident service requests promptly, professionally, and to company standards. Perform preventive maintenance on property equipment, systems, and units. Handle repairs in plumbing, electrical, carpentry, HVAC, and appliance troubleshooting. Assist in preparing vacant units for new residents ("make-readies"), including cleaning, painting, and repairs. Maintain grounds, common areas, and facilities to ensure cleanliness and curb appeal. Safety & Compliance

Follow all OSHA, EPA, and company safety standards when performing maintenance duties. Participate in safety meetings, training sessions, and emergency response protocols. Ensure compliance with building codes, equipment warranties, and property inspection standards. Report hazardous conditions, property damage, and safety issues to the Maintenance Supervisor immediately. Resident Relations

Provide excellent customer service while completing work orders and interacting with residents. Communicate effectively with residents regarding status of service requests. Support the property team in maintaining high resident satisfaction and retention. Team Support & On-Call Duties

Assist Maintenance Supervisor with scheduling, vendor coordination, and larger repair projects. Respond to after-hours emergency calls as part of the on-call rotation. Collaborate with leasing and office staff to ensure property operations run smoothly. Inventory & Equipment Care

Use company tools and equipment properly; maintain them in safe working condition. Track and report low inventory of maintenance supplies. Assist in ordering materials and maintaining a clean, organized maintenance shop. Qualifications

Minimum 2+ years of general maintenance experience, preferably in multifamily housing. Working knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair. EPA HVAC certification preferred; CFC certification a plus. Strong customer service and communication skills. Ability to use property management work order systems (Yardi preferred). Must be able to lift up to 50 lbs, climb ladders, and work in a physically demanding environment. Valid driver’s license and reliable transportation required. Compensation & Benefits
