Finish Construction Superintendent at Milhaus
The Construction Superintendent is responsible for the leadership of the construction project and site, coordinating vendors including subcontractors, inspectors, and staff. Superintendents monitor the quality of work and safety on the project. The Construction Superintendent works with the Project Management Team to develop and maintain the project schedule, focusing on finish trades and installations, and communicates with the Lead Superintendent, Assistant Project Managers, and subcontractors.
Responsibilities
Determines with the Project Superintendent when responsibilities begin, typically after drywall hanging is complete and drywall finishing starts. Directs, schedules, and coordinates all subcontractors to meet the construction schedule. Writes a complete final punch list prior to construction cleaning and distributes it to subcontractors; keeps a copy on file. Completes all final punch-out work not covered within the subcontractor’s scope. Uses the project’s critical path schedule to plan work and material deliveries. Addresses major construction-related callbacks after units are occupied until project completion. Counts received materials for the finished scope (e.g., wood trim, interior doors, hardware, cabinets, tops, appliances). Distributes finished hardware to the appropriate subcontractor for installation; ensures keys are accounted for and labeled. Closes windows and locks doors, turns off lights and water heaters, and keeps thermostats at appropriate settings each evening. Schedules and reviews finished units for final acceptance with local inspectors, inspecting architect, and management staff. Prioritizes safety by maintaining a safe working environment for employees, subcontractors, vendors, suppliers, clients, and residents. Complies with OSHA and environmental safety standards. Performs other duties as deemed necessary. Requirements
Three to five years of proven experience in construction building. Experience building and developing subcontractor relationships. Very strong communication, listening, and organizational skills. Experience with multiple delivery methods and unit turn processes. Benefits
