Maintenance Technician
The Maintenance Technician is responsible for assisting in maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The role supports the make-ready process under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Community Maintenance: responsive to resident/management requests for common areas, buildings, and units; perform repairs and replacements as needed.
Maintenance/Turn Events: assist with scheduling and performance of maintenance/repair-related turn events.
groundskeeping and exterior upkeep of the community; pool maintenance and chemical logs; daily inspections for hazards or liability concerns.
Maintain preventative maintenance program to extend asset life and minimize future repairs.
Follow Asset key policy; maintain a clean, stocked maintenance shop; promote safety and OSHA compliance.
Assist in safety programs, participate in unit inspections, and monitor inventory of equipment and supplies.
Maintain records for service requests, EPA/OSHA standards, preventative maintenance, make-ready status, and work in progress.
General upkeep of offices, common areas, and model units; report violations to Maintenance Supervisor/Community Manager.
Participate in on-call emergencies; use resources efficiently; perform additional tasks as requested.
Customer & Resident Relations: provide excellent service and maintain a positive image of the community.
Education/Experience
High School Diploma or Equivalent
Ability to understand and perform on-site software functions; basic computer skills required
Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
Regularly move about to accomplish tasks; climb ladders, stairs, and navigate various environments; lift 100+ lbs as needed
Work in various weather conditions and environments; respond to on-call property emergencies; overtime may be required
License/Equipment
Must have reliable transportation due to on-call requirement
Compensation and Benefits Salary Range: $20 per hour to $23 per hour. The compensation package may include benefits (medical, dental, vision, life, disability insurance), 401K with employer matching, and bonuses where applicable. Full-time employees may accrue paid sick days and holidays.
