Responsibilities
Manages the assembly of the deliverable response matrix based on RFP requirements
Attends project walk-throughs with client, AE partners and/or subcontractors
Assists in developing the preconstruction team in phased responsibilities such as estimating, purchasing, economic inclusion, scheduling, logistics, market outreach, bidding, and design team coordination
Coordinates owner/Gilbane terms and conditions with the front-end documents and appropriately identifies and transfers risk as appropriate
Coordinates with Purchasing and Operations in the development of recommended bidders lists based upon project/scope
Reviews bid package scope of work including building detailed bid leveling sheets
Assists in assembly of economic inclusion plan and roadmap
Develops positive relationships with trade contractors and vendors through external networking, events, etc.
Develops and maintains positive relationships with internal and external partners
Asks proactive and insightful questions about scope of work not directly shown/detailed
Performs analysis and general scope reviews of subcontractor budget pricing for all trades
Creates preconstruction and construction schedules in coordination with Gilbane project scheduler
Coordinates meetings, logs attendance and compiles meeting minutes
Conducts market research on products both specified and alternative value adds to provide to the client
Conducts deep market analysis and outreach to subcontractors during entire preconstruction phase
Discusses building system design options and their relationship with cost, schedule, constructability, quality, etc. with external clients
Meaningfully contributes to the constructability review process
Coaches and mentors less experienced team members
Supports a positive and inclusive work environment
Collaborates closely with business development to ensure seamless integration with sales strategies including performance metrics on your assigned projects, pursuits, and client deliverables.Actively participates in opportunities to strengthen client, partner, and industry relationships that position Gilbane as the “Builder of Choice”
EXPERIENCE/EDUCATION
Bachelor's degree in Engineering, Construction Management, or similar technical field
3-6 years of experience in leading operations, procurement, estimating, scheduling, or supply chain management teams
1-3 years of experience in construction management industry or A/E industry (demonstrating business acumen)
Or equivalent combination of education and experience
KNOWLEDGE, SKILLS & ABILITIES
Strong computer skills with proficiency in Microsoft and other software at the discretion of the department
Ability to prepare and interpret specifications, analyze bids, and prepare and maintain procurement records and reports for all trades
Ability to communicate effectively through multiple medium methodologies
Ability to contribute to and help manage multiple projects in parallel
Able and willing to work as a collaborative team member
Knowledge of region-specific code requirements and labor requirements and the effects on building construction
Understanding of Gilbane prequalification policies and procedures
Understanding of drawings/specs for all trades and disciplines.
Understanding of different project delivery methods (CMR, lump sum, design-build) and how that affects project risk and reward
Understanding of direct and indirect project costs
Understanding of what makes a project profitable for industry partners (design, subcontractors)
Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.
For New York, NY this ranges from $110,000.00 - $150,000.00 plus benefits and retirement program.
