Overview Sr. Project Manager, Construction Services at Kilroy Realty Corporation. This position is employed by Kilroy Realty, L.P. and manages and oversees construction within their assigned portfolio of properties and assists in the logistical coordination of the regional construction services team. This position reports to the Vice President of Construction Services.

Qualifications

7+ years' experience managing tenant improvements and capital improvement construction projects in class A office and mixed-use properties.

Effective oral and written communication. Highly organized, self-starter and proven ability to work under tight deadlines.

Must be conversant with landlord lease documentation and work letter requirements.

A strong understanding of development and construction contract language.

A comprehensive understanding of the various documents, insurance, and other legal forms germane to construction and development projects.

Computer proficiency and working knowledge in calendar and scheduling, document management control. Proficient in Word, Excel, Outlook, and Microsoft Project. Proficiency in other software such as Bluebeam, Autodesk, CAD is a plus.

BS / BA Degree in Architecture, Construction Management, Engineering, Urban Planning, or related field highly preferred.

Refined interpersonal communication skills highlighting the ability to build and develop teams of employees and vendors.

Responsibilities

Facilitate the planning, coordination, and construction for a variety of common area remodels and tenant improvements within existing corporate portfolio.

Prepare budgets and schedules; oversee bidding, bid review, contractor and vendor selection and oversight throughout the construction process.

Drive project schedules and communicate with stakeholders as projects progress.

Oversee the preparation of designs, renderings, contracts, and other documents required for the implementation of improvement work; negotiate contract language when required.

Work with tenants to blend required vendor work into the construction process.

Coordinate external architecture, engineering, and other consultant parties; review plans for accuracy, aesthetics, and efficiency.

Coordinate and collaborate between multiple internal KRC departments to ensure seamless communication of stakeholders' goals.

Inspect job sites; approve and process pay requests and billings.

Provide review and commentary on lease requirements related to construction of tenant alterations and tenant improvement projects; coordinate LEED requirements for KRC and tenant projects.

Provide estimating and analytical support for asset managers and leasing teams.

Oversee tenant-managed construction projects including reviewing plans for conformance with building standards, budgets, insurance and indemnity language; determine restoration requirements; prepare formal communications for project approval and restoration requirements; review and approve pay applications.

Mentor KRC project engineers and document coordinators; assist VP of Construction Services with departmental management duties including running monthly department meetings and workload balancing.

What we offer At Kilroy, base pay is one part of our total compensation package and is determined within a range. The base pay range for this role is between $140,000 to $186,000 and your base pay will depend on your skills, experience, training, knowledge, licensure and certifications, and other business and organizational needs. This role is eligible for an annual discretionary bonus as well. This role is not typically hired at the top of the range; compensation decisions depend on the facts and circumstances of each case.
