Job Description Summary This position supports the Assistant and/or Chief Engineer and Sr. Facilities Manager in the day-to-day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. Job Title

Mobile Building Engineer Job Responsibilities

Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems, equipment, and components. Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds for assigned client buildings. Perform major HVAC repairs (e.g., compressor, condenser, evaporator coil replacements) and major plumbing replacements (domestic water piping, steam traps, sewage lines, bathroom fixtures). Perform electrical repairs including conduit work, cable pulling, panel maintenance, motor maintenance, and predictive maintenance. Complete facility inspections and due diligence, reporting conditions impacting occupancy and operations. Operate, maintain, and repair boilers, heaters, pumps, valves, and distribution lines for steam and heated/processed water; refrigerant compressors, condensers, evaporators, valves, and lines for HVAC; air compressors and distribution lines; water filtration, softeners, piping, pumps, and related fixtures. Maintain elevators (where not serviced by specialized contractors) and operate building automation systems for HVAC. Maintain sanitary sewer systems, sump pumps, trash compactors, kitchen equipment (excluding tenant-owned equipment), and perform general repairs and upkeep as needed. Recommend improvements to the preventive maintenance program; maintain stock and inventory; ensure compliance with codes, regulations, and safety practices. Stay familiar with equipment, building automation, fire/life safety systems, and related equipment; provide monthly reporting to management on building operations. Respond to emergencies and may travel between properties; adhere to safety procedures and wear PPE as required. Maintain licenses as required by location and complete company safety training annually. Qualifications

High School Diploma or GED required; apprentice program or trade school preferred. Minimum of four (4) years of technical experience in building engineering with strong HVAC, plumbing, electrical, and maintenance background. Valid state driver’s license; appropriate trade licenses/permits as required by location (e.g., Journeyman/Master Electrician, Steam Engineer, etc.). EPA Section 608 Universal certification for refrigerants. Experience with energy management systems and thorough knowledge of building systems operations, maintenance, and repair. Strong interpersonal skills; basic computing skills (Outlook, Excel, Word) and familiarity with mobile/tablet devices and video conference tools. Other Requirements

Must comply with safety procedures, dress code, and housekeeping standards; complete required compliance checks and safety training. Ability to read and understand schematics and documentation; ability to perform physical tasks including lifting up to 50 lbs and climbing as needed; ability to travel between properties and work extended hours during emergencies. Compensation and Benefits
