This role supports the Assistant and/or Chief Engineer and Sr. Facilities Manager in the day-to-day maintenance, repair, and efficient operation of building systems and equipment on behalf of the client. The Engineer maintains, operates, and repairs HVAC, mechanical, electrical, and plumbing equipment to ensure safe, energy-efficient operation and minimized downtime. This position may require travel between properties and work under safety and building codes as applicable. Essential Functions and Responsibilities
Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems and components. Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing, and related building components for assigned client buildings. Perform major HVAC repairs including compressor, condenser, evaporator coil replacements, and related components. Perform major plumbing replacements (domestic water piping, steam traps, sewage lines, bathroom fixtures, etc.). Perform electrical repairs including conduit work, cable installation, panel maintenance, motor maintenance, and predictive maintenance on motors and compressors. Conduct facility inspections and due diligence, reporting as-found conditions impacting occupancy and operations. Operate, maintain, and repair boilers, heaters, pumps, valves, and distribution lines for steam and hot water. Operate, maintain, and repair refrigerant compressors, condensers, evaporators, valves, and associated piping for HVAC systems. Operate, maintain, and repair pumps, valves, and lines used in water or refrigerant systems; maintain water treatment equipment including filters and softeners. Operate and repair building automation systems for HVAC, including consoles, panels, sensors, and indicators. Maintain elevators where not serviced by specialized contractors. Maintain sanitary sewer systems and sump pumps; repair trash compactors and related electrical/hydraulic systems. Maintain and repair kitchen equipment excluding tenant-owned devices. Recommend improvements to the preventive maintenance program on an ongoing basis. Maintain stock and inventory control; ensure compliance with codes, regulations, and safety practices. Familiarize with building equipment, building automation, fire/life safety systems, and related equipment; assist in knowledge transfer for client operations. Inform the management team of current building operations by compiling and submitting monthly reports. Adhere to safety procedures, maintain housekeeping, and use PPE as required; respond to emergencies; travel may be required for emergency events. Maintain all required licenses and complete C&W Safety Training annually; comply with dress code and professional appearance. General maintenance may include repairs to fixtures, lighting, ceiling tiles, door hardware, and minor repairs to furniture and floors; assist in filter replacements and general cleaning in mechanical spaces. Manage company vehicle responsibilities, including maintenance with approved vendors, ensuring registration, insurance, and inspections are current; manage expenses through approved processes. Work may require access to Controlled Environmental Vaults (CEVs); adhere to heightened safety measures as required. Qualifications
Education: High School Diploma or GED required; apprentice program or trade school preferred. Experience: Minimum of four (4) years of technical experience in building engineering with strong HVAC, plumbing, electrical, and maintenance background. Licenses/Certifications: Valid state driver’s license; trade licenses as required by location (e.g., Journeyman/Master Electrician, City License, Steam Engineers, etc.); Universal EPA 608 refrigerant certification. Knowledge, Skills & Abilities: Experience in operation, maintenance, and repair of HVAC, boilers, pumps, refrigerant systems, and related equipment; knowledge of energy management systems; strong understanding of building systems operations; excellent interpersonal skills; basic computing skills (Outlook, Excel, Word) and comfort with mobile devices and virtual meeting tools. Physical Work Requirements
Environment: Primarily professional office or commercial building environments with exposure to power equipment, variable temperatures, and potential hazards. PPE may be required. Travel between properties may be required in varying weather conditions. Physical: Considerable physical activity; may require lifting up to 50 lbs, climbing, and routine movement between locations. Ability to read and interpret schematics and documents; capable of long periods of standing and driving between locations (4–5 hours/day). Scheduling: Typical business hours with potential for extended shifts, overtime, after-hours support, on-call duties, and weekend work based on client needs.
