Plant Operations Manager Responsibilities
Maintains facility heating, cooling, water, and electrical systems. Maintains and/or repairs facility and resident equipment. Aware of and assists all staff to adhere to fire safety and disaster codes. Manages maintenance department overall. Maintains knowledge of state and federal regulations. Develops and updates policies and procedures for the Maintenance Department according to Federal and State regulations. Maintains grounds of facility; keeps lawn and plants in good condition. Keeps sidewalks, driveways, and all entrances and exits free from refuse, ice, snow, and other obstructions. Maintains walls, ceilings, and floors in good repair. Ensures that water temperatures are kept within legal limits. Maintains air temperature at comfortable range by keeping heating and air conditioning functional. Keeps all lighting functional in and out of building. Maintains safety checks on resident as well as facility owned equipment. Responds to staff communication about maintenance needs on a timely basis. Keeps a schedule for routine safety checks of siderails, call lights, hoyer lifts, hand rails, and hydraulic tub chairs. Oversees preventative maintenance program including all scheduled maintenance checks. Maintains current knowledge of fire, safety, and disaster codes. Schedules and conducts semiannual fire inspections, and fire drills. Oversees fire protection equipment inspections. Keeps reports of drills, inspections, and maintenance of fire protection equipment current. According to schedule, checks system for emergency power. Oversees disposal of garbage and other waste in a neat, sanitary, and legal manner. Aware of rules surrounding incineration of waste and educates others in department regarding the same. Works with the nursing department in the maintenance and storage of an adequate supply of oxygen and related supplies. Stores all hazardous chemicals according to safe practice. Keeps all chemical compounds in original containers. Observes "Right To Know" information (Material Safety Data Sheets - MSDS). Utilizes and makes accessible to other staff personal protective equipment (PPE). Recognizes potential safety hazards and works with staff to correct problems promptly. Develops and reviews job descriptions for Maintenance personnel. Encourages continuing education of staff. Makes resources available and is aware of budget in this area. Participates in the recruitment and hiring of all maintenance staff. Assists in the development and review of job descriptions for Maintenance Department. Conducts periodic evaluation of staff on a timely basis and applies facility disciplinary action appropriately. Participates as part of "on call" schedule when maintenance staff is not on duty and keeps other departments appraised of on call schedule. Completes work in timely manner. Conducts projects with resident safety in mind. Works cooperatively with other departments. Works within budget for maintenance department. Active in Quality Assurance as directed by the Administrator. Active in development, revision, and review of department policies and procedures. Sets an example for other staff: remains calm in crises; deals with those under supervision fairly; follows chain of command; responds to questions, concerns in a fair and timely manner; acts as an advocate for residents, staff; respects confidentiality of resident, staff, family, facility; works as a team member, willing to help others and cheerful in doing so; exercises safe work practices. Duties Common To All Staff
Is aware of and respects resident's rights. Is neat and well groomed. Follows proper dress code. Wears name tag at all times. Adheres to break times as scheduled. Reports to and begins work promptly. Notifies supervisor of illness and absenteeism on a timely basis. Able to set priorities and organize work in an efficient manner. Follows proper chain of command. Accomplishes tasks in safe manner.
