The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations. Essential Duties & Responsibilities
Personnel Management Regular/daily onsite attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly/daily office and maintenance staff schedules and assignments Address performance problems, document appropriately, communicate with direct supervisor and HR, and terminate when necessary Promote harmony and quality job performance through effective leadership Ensure staff compliance with Company policies and procedures Financial Management Achieve high net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor deposits, rent collections, and charges for timely submission Monitor vendor invoices for timely processing Ensure property closeout and accurate ownership financial reports Strategic Leasing Management Develop yearly marketing plan and utilize marketing strategies and systems Employ effective leasing techniques, follow-up, documentation, and reporting Address resident complaints and requests to ensure satisfaction Develop and implement resident retention programs Show, lease, and move-in prospective residents Administrative & Maintenance Management Ensure accurate administrative and leasing reporting submitted on time Lead emergency team for the property and respond to emergencies per guidelines Maintain property appearance and ensure timely repairs via regular inspections Plan and utilize property resources, equipment, and supplies; obtain bids and manage vendors Direct maintenance, construction, and rehabilitation activities for quality and timeliness Other Must have reliable transportation due to on-call/emergency requirements Ability to perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Education/Experience
High School Diploma or equivalent; Bachelor’s degree preferred; or four years’ experience in housing; or equivalent combination of education and experience Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to operate on-site software and basic computer skills Knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
Regularly communicate with others; may require lifting up to 25 lbs; occasional exposure to various environments Stand, walk, or sit for extended periods; work overtime, weekends, and night hours as needed Work in different environments including outdoor and indoor and in varying temperatures Licenses/Equipment
Must have reliable transportation due to the emergency on-call requirement Compensation and benefits: final offer depends on experience and qualifications and may include medical, dental, vision, life, disability insurance, 401(k) with employer matching, commission and performance bonuses, paid sick days, and holidays Salary Range : $75,000 per year Seniority level
