(NYSE:WELL) Summary Overseeing one of Welltower’s largest development sites in Boise, ID, the Senior Development Manager is responsible for full-cycle development, including master planning, entitlements, and third-party partnerships for a diverse residential and mixed-use portfolio. The site includes single family homes, build-to-rent multi-plexed homes, market-rate apartments, active adult apartments, and full-scale site amenities. Responsibilities extend to future site selection, zoning, and construction management in the Pacific Northwest, ensuring projects are completed on time and within budget. Financial oversight includes budget management, cost controls, and performance monitoring through KPIs and financial modeling. Strong collaboration with executive leadership, investment teams, and external partners ensures alignment with business objectives. The role also drives strategic development initiatives and integrates technology-driven solutions to optimize efficiency and scalability. Key Responsibilities Project Management & Execution: Manage the full-cycle development including masterplan design, entitlements, third-party consultants, development partners, contractors, and property managers from inception to completion. Oversee future site selection, zoning, entitlements, and construction management for new projects in the Pacific Northwest region. Ensure all projects are completed on time and within budget, proactively identifying and mitigating risks. Implement best-in-class project management systems to improve reporting, budgeting, and risk assessment capabilities. Conduct due diligence, feasibility analysis, and financial modeling to evaluate project viability. Financial Oversight & Performance Monitoring: Manage development budgets, cost controls, and financial forecasting to maximize project returns. Establish Key Performance Indicators (KPIs) to track project progress, financial performance, and risk assessments. Collaborate with internal finance teams to enhance cost management and investment strategies for the Boise market. Collaboration & Third-Party Management: Work closely with executive leadership, investment teams, and external partners to align projects with business goals. Build strong relationships with contractors, architects, engineers, and local regulatory agencies to streamline approvals and ensure compliance. Ensure transparent communication across all department leads, providing regular updates and reports. Strategic Development & Leadership: Report directly to senior leadership, ensuring development strategies align with corporate objectives and long-term growth initiatives. Provide leadership in driving Boise and Pacific Northwest based development projects, enhancing self-development capabilities to reduce reliance on third-party developers. Identify and cultivate a pipeline of new development opportunities through market research and industry relationships. Lead internal and external project teams through all phases of development, from planning to execution, ensuring alignment with financial and operational goals. Innovation & Process Improvement: Implement technology-driven solutions to enhance efficiency, scalability, and project execution in the Boise portfolio. Leverage market insights, demographic trends, and economic factors to inform decision-making and maximize project success. Continuously evaluate processes and workflows to identify areas for improvement and optimization. Minimum Requirements Minimum 7 years of experience in real estate development, construction, or project management with a proven track record of leading large-scale projects. History of working within and around the Boise market with strong industry related working relationships. Strong background in self-performing development operations and setting up internal construction teams. Expertise in site selection, entitlement, zoning, and feasibility analysis for complex development projects. Financial acumen, including experience with capital budgeting, financial modeling, and investment analysis. Demonstrated leadership skills with the ability to mentor teams, manage cross-functional collaborations, and drive organizational growth. Deep understanding of market trends, demographic shifts, and economic influences on real estate development. Strong analytical, negotiation, and problem-solving skills to manage complex deals and stakeholder relationships. Relevant certifications or educational background in real estate, architecture, urban planning, or finance preferred (e.g., AIA, LEED, MBA).
