Brinkmann Constructors The Senior Project Manager is responsible for the comprehensive planning, directing, coordinating, and ensuring the financial success of large, $80+ million high-rise construction projects, as well as managing smaller projects simultaneously. Execute and enforce safety standards, processes, and procedures ensuring project site is kept in a clean and orderly state. Enforce conformance to quality standards, processes and procedures; conduct quality control audits. Direct all construction activities and administrative processes to ensure successful project planning, execution, and closure. Support the identification and pursuit of new business development opportunities. Estimate and takeoff the scope, cost and duration of project; analyze bids made by subcontractors; select and contract subcontractors and prepare the bid proposal for submission to the owner. Prepare contracts and negotiate revisions, changes and additions. Find the best right answer by recommending methods, materials and layouts to reduce construction costs based on design needs/capabilities. Determine needed resources, such as manpower, materials, and equipment, from start to finish with attention to budgetary limitations. Obtain all necessary permits and licenses; direct or monitor compliance with building and safety codes, other regulations, and requirements set by the project’s insurers. Study job specifications to determine appropriate construction methods to drive down costs, save time and deliver value. Maintain the communication, progress and productive mutual interaction of various stakeholders in such a way that overall risk is reduced. Perform day-to-day administrative tasks including maintaining construction documents and processing paperwork; including pay applications, project closeout etc. Review and approval of subcontractor/vendor invoices, ensure accurate and timely billings of projects and collect payments. Maintain and control project scope and budget. Project manpower projections, updates, and coverages. Initiate, review, and negotiate change orders. Direct, coordinate, and monitor the activities of construction workers on a construction site to ensure specifications are met. Conduct weekly project OAC, subcontractor and internal staff meetings. Generate new business opportunities and maintain successful client relationships. Assign and lead the day-to-day work of Project Engineers, Assistant Project Managers, and Superintendents Provide ongoing performance feedback and coaching for Project Engineers, Assistant Project Managers and Superintendents. Represent and promote Brinkmann Constructors on both the job site and within the community through involvement with industry and/or community associations. Other duties as assigned. Qualifications
Bachelor’s degree in engineering (i.e. civil, architectural, or construction), construction management or related field, with a focus on high-rise construction methodologies. 10+ years’ project management experience in commercial and high-rise construction contexts. Relevant experience supporting $100+ million high-rise projects from conception to completion, as well as experience in diverse commercial market sectors including Multifamily/Student Housing, Senior Living, Large Box Industrial, and Hospitality. Prior conceptual estimating and bidding experience specifically in high-rise commercial construction is required. Knowledge of construction principles/practices, particularly in high-rise construction, is required. Ability to understand and solve complex challenges to present alternative solutions. Demonstrated leadership and interpersonal skills. Excellent communication skills, both written and verbal. Proficiency with computer applications including Procore, Microsoft Office suite, and SharePoint. Proven experience implementing safety protocols. Must be authorized to work in the United States and not require work authorization sponsorship by our company, for this position currently or in the future. Working Conditions
The Senior Project Manager’s work is primarily performed indoors out of a main office or field office at the construction site; occasionally outdoors in various weather conditions with some exposure to health or safety hazards, including noise level may range from moderate to loud. Light physical effort is required, including the handling of objects up to 20 pounds and some standing, walking, sitting, talking and/or hearing. Construction site will change or vary and/or position may require travel. Environment will be demanding and fast paced; number of hours typically worked in a workweek may exceed 40 hours per week and often “on call” 24 hours a day. Position requires frequent, high-level of autonomy as it relates to decision-making that impacts company results. Depending on location of position, nationwide travel may be required. Benefits
