Construction Project Manager - Construction - Base Salary to 110k/year - Fredericksburg, VA
AllSearch Recruiting is searching for a Construction Project Manager for our client in Fredericksburg, Virginia. The Construction Project Manager will be responsible for coordination and managing construction projects, including budgeting, construction management, and project management tasks and will have expertise in commercial glazed curtainwall, storefront, and exterior panel construction for project management to accurately assess project costs and timelines. Responsibilities
Analyze project specifications and architectural plans to prepare accurate cost estimates, including interpreting requirements for glazing and facade elements in commercial projects such as education facilities, offices, hospitals, college dormitories, and institutional buildings up to 10 stories tall; ensure no involvement in residential, maintenance, or repair work. Collaborate with the project manager and team to gather necessary information, performing accurate take-offs to determine products like storefront framing systems for ground-level applications (e.g., pubs, restaurants, retail); curtain wall systems for upper floors (e.g., 2-8) handling wind loads, dead loads, and building shifts; aluminum doors with all hardware; and glass from basic to high-end options. Utilize construction management software such as Procore, Microsoft Office, Bluebeam, and others to manage workflows from work orders to quotes and purchase orders for subcontracts typically ranging from $500,000 to $4 million, with an average of $1.5 million. Create detailed project proposals including labor, materials, and equipment costs, focusing on exterior building envelope enhancements like extensive glass installations (e.g., hospital entrances), metal wall panels, formed metal panels, and high-pressure laminate (HPL) panels, as seen in automotive dealership facades. Conduct on-site visits to construction sites for assessment, data collection, and monitoring project progress, adjusting estimates as needed to ensure completion within budget constraints. Review schematics and technical drawings to understand project requirements; issue material quote requests for optimized major items to suppliers, "shake out" and review supplier quotes for accuracy, identifying all involved costs, and assemble detailed purchase orders. Prepare work orders for draftsman shop drawings, reviewing them for compliance with contract documents; provide in-depth shop and field work orders for the Shop Manager and Field Supervisors. Support the Assistant Project Manager (APM) and team in submittal preparation and submission under the guidance of the project manager, ensuring alignment with glazing and facade project scopes. This is an in-office position; going to job sites is rare. Work Week Schedule: Monday - Thursday 6:30am to 4:00 PM, Fridays 6:00am to 3:00 PM. Qualifications
Bachelor's degree in Construction Management or 4+ years related Field Experience from Field Installation/Shop Fabrication on the job experience. Proficient with construction software - Procore, Blue Beam, Microsoft, etc. Proven experience in construction estimating and project management. Ability to interpret construction plans and blueprints accurately. Detail-oriented with a focus on accuracy in cost estimation. Experience in budgeting and construction management. Strong understanding of project management principles. Reading Comprehension of Architectural Floor Plans, Details, and Specifications relative to our Products, and Shop Drawings is preferred. Compensation
Base salary to 110k/year, flexible dependent on experience. 75% Employer Paid Major Medical Health Plan, including a Rider for Life. Vision & Dental to be picked up at Employees expense. $10 Per Week Toward Using Your Personal Cell Phone for Company Use = $520/Year. Matching 401k. 13 Days PTO and 7 Paid Holidays Per Year.
