Base Pay Range $85,000.00/yr - $92,000.00/yr

Position Summary Manage and supervise maintenance functions in the Facilities Services Department. Provide project management services on various projects.

Required Qualifications

Bachelor's degree in engineering or combination of education, work experience or equivalent.

In depth knowledge of the following areas:

Building trades and general maintenance

Steam plant operations

Refrigeration systems

General safety practices as related to maintenance

OSHA requirements

Computerized preventative maintenance programs

Electrical, mechanical, and utility distribution systems

Experience in project management

Required Knowledge and Skills

Administrative principles and practices, including goal setting, program development, implementation and evaluation, and the supervision of employees.

Principles and practices of developing teams, motivating employees and managing in a team environment.

Materials, methods, practices and equipment used in facilities construction, maintenance and repair.

Principles and practices of budget development and administration.

Building utility, mechanical, HVAC systems and steam plant operations principles and practices.

Federal, state and local laws, codes, regulations and policies.

Principles, practices and methods of construction management.

Vendor and contractor management and oversight.

Computer applications related to the facilities management field.

Techniques for dealing with a variety of individuals from various socioeconomic, ethnic and cultural backgrounds.

Working experience in project management.

A proven ability to plan and schedule work and establish priorities.

Ability to select, train and supervise skilled trades.

Ability to hire, direct, and manage architects, engineers, and design professionals.

Experience in developing and managing annual operating and capital budgets.

Mobility to work in a typical office and construction settings and use standard office equipment, vision to read printed materials and a computer screen; stamina to negotiate rough terrain, climb, crawl and stoop; hearing and speech to communicate in person or over the telephone; strength to lift and carry up to 50 pounds.

Work is subject to travel, exposure to adverse environmental conditions, hazardous chemicals, fumes, dust and noise.

Willingness and ability to work extended and/or off-hours as needed. Provide response on urgent and emergency off-hours issues. Participate in scheduled rotation for weekend/holiday manager-on-duty program.

Essential Functions

Plans, organizes, administers, reviews and evaluates the work of assigned staff and students.

Recommends selection of staff; trains staff and provides for their professional development; administers discipline as required.

Develops and implements goals, objectives, policies, procedures and work standards for the unit; prepares and administers the unit's budget.

Manages, schedules and oversees preventative maintenance programs for both College and Monastery equipment, buildings and mechanical systems; assigns and schedules daily preventative maintenance work orders to minimize equipment failures; schedules equipment downtime if necessary and coordinates with affected CSS and Monastery staff; reviews building equipment manuals and manufacture data for recommended preventive maintenance needs as well as service intervals; develops task sheets to be entered as PM work orders into the TMA system; monitors equipment failures and analyzes needs for improvements to PM system; adjusts service interval frequencies when needed and researches new service products which may extend the service interval, energy efficiency or equipment life span.

Arranges for and manages service contracts; provides specifications and contractor responsibilities to be included in proposals; reviews cost and expected performance standards; manages and negotiates service contract extensions.

Assists with management of construction projects; oversees contractors and staff; develops and maintains standards for equipment and materials and ensures standards are met.

Estimates equipment, materials and staff required to perform assigned projects; requisitions supplies and equipment and maintains an inventory of regularly used materials.

Represents the department and the College and acts as a liaison with other departments and representatives of other organizations and agencies; participates on a variety of task forces and committees; oversees the best interests of the College in the areas of service provision and resource utilization.

Responds to and resolves staff inquiries and complaints.

Directs the conduct of and conducts analytical studies and planning efforts; acts as the College’s expert resource in areas of responsibility; develops and reviews reports of findings, alternatives and recommendations; directs the maintenance of accurate records and files.

Performs inspections of facilities to ensure safety and maintenance; inspects work performed to ensure adherence to established service standards and specifications.

Contributes to the efficiency and effectiveness of the department's service to its customers by offering suggestions and directing or participating as an active member of a work team.
