This role is based in Midtown Manhattan, NY. The position offers base pay range of $140,000.00/yr - $160,000.00/yr. Our client, a leading construction management firm in Midtown Manhattan, is seeking an experienced Preconstruction Manager to drive the success of high-profile interior fit-outs and ground-up projects. This hands-on role combines estimating expertise, project management savvy, and strategic thinking to ensure projects move from concept through construction. If you’re passionate about delivering accurate, creative, and cost-effective preconstruction solutions, this role offers the chance to shape projects before the first shovel hits the ground while collaborating with top architects, engineers, and clients.

Key Responsibilities
Lead preconstruction efforts from concept through budgeting and handoff to operations. Develop, review, and present detailed estimates, cost plans, and value-engineered options. Manage preconstruction schedules, proactively identifying risks and opportunities. Collaborate with architects, engineers, and consultants during design development. Facilitate subcontractor outreach, bid leveling, and procurement strategy. Partner with project managers to ensure continuity from preconstruction to construction. Prepare and deliver client presentations highlighting cost strategies, design alternatives, and feasibility. Monitor market trends, local conditions, and subcontractor performance to support competitive pricing.
Qualifications
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field. 7+ years of preconstruction, estimating, and/or project management experience. Proven experience with interior fit-outs and ground-up construction projects. Strong ability to manage budgets, schedules, and design coordination during preconstruction. Excellent negotiation, communication, and client presentation skills. Proficient with estimating software (e.g., Timberline, WinEst, Sage) and scheduling tools (MS Project/Primavera). Deep understanding of NYC construction market conditions and building codes.
