Project Manager for Restoration Services
to join our team in Naples, FL.
In this position, the Project Manager will apply their technical and project management knowledge to inspect, manage and oversee the restoration and rehabilitation of existing buildings and structures. Projects will include condominiums and commercial buildings emphasizing concrete restoration, wood frame structures, building envelope, and ancillary repairs based on previously performed structural evaluations/milestones and post-hurricane assessments. Essential Job Functions Candidates must be self-sufficient and able to obtain and manage projects successfully in a fast-paced, deadline-driven environment. Procure and qualify contractors, conduct pre-bid meetings, review contractor bids, issue clarifications, and tabulate bids. Develop and review contracts. Conduct field site assessments observing construction progress and sequence of operations, compliance with plans and specifications, and issue weekly "Field Observation Reports. Assess the building structure as it is uncovered to determine the scope of required repairs. Inspect the quality of the work to verify conformance with the Contract Documents. Assist in the coordination of contractors. Review/research product submittals, samples, mock-ups, testing reports, data sheets, and warranties. Review contractor project schedules. Review applications for payments for progress and completion. Conduct / facilitate project meetings with contractors and consultants (i.e., preconstruction, progress meetings, etc.) Issue Job Progress Summary monthly with pay application reviews. Issue a Certification of Substantial Completion upon substantial completion of the project. Conduct punch outs assessments, develop punch lists, and re-assess completed work. Review submitted warranties and closeout documentation and issue a Final Completion Certification upon project completion. Review/research product substitutions and change orders for changes in scope. (CO), and requests for information. Review weather delay requests. Issue supplemental information as required. Issue meeting agendas and minutes. Conduct structural condition assessments of buildings Education and Certifications A Bachelor's degree in engineering (Structural or Civil), architecture or construction management preferred. In lieu of a college degree, a General Contractor license preferred. An EIT is a plus. Must have a valid driver's license. Skills and Abilities Knowledge of current building codes and standards with expertise in the areas of concrete and wood frame restoration. Experience in building envelope sciences, waterproofing, coatings, and roofing systems. Project management experience. Excellent verbal and written communication skills. Ability to develop and commit to budgets, scopes, and deadlines. Excellent report writing skills. Experience with Microsoft Office (Office, Excel, Outlook) and Blue Beam. Active involvement in professional organizations, trade shows, and community events. Strong client relationship skills. Must be outgoing and able to interact with staff, clients, and home/business owners. Physical Demands-
Employee is frequently required to stand, walk, sit, bend, balance, stoop, kneel, crouch, talk, and hear. In addition, climb ladders, walk on roofs, work from elevated platforms(scaffolding, high lifts, and swing stages), enter and work in a confined area, work outdoors in hot or cold weather, and use safety equipment. The position requires the ability to speak, write, and communicate clearly. Employees may lift and move up to 50 pounds. Overtime
- This position is salaried with exempt FLSA status. There will be periods where overtime will be required, which the employee will need to comply with to meet the demands of the position. Travel Requirements
– No overnight travel required. Approximately 65% of the time will be working at the job site and 35% working from the office.
