Summary of Position: Traveling Multifamily Superintendent Position: Lead Multifamily Superintendent (TX & Southeast Travel) Salary Range: ~$130,000/year salary + Bonus + Per diem & Auto Allowance (Benefits in addition to compensation) Project Size: $40+ Million Garden Style Apartment with Duplex development. Role Summary
The Superintendent will manage daily operations onsite including project staff and subcontractors. Plans, directs, and coordinates activities of designated projects to ensure goals are accomplished within the prescribed time frame and budget parameters, by performing duties personally or through subordinate supervisors.
Responsibilities
Must have 7+ years of experience leading the process in building Garden or Podium Wrap type projects, from start up through completion. Preferred experience also with cast-in-place and precast garage construction. Proven experience on running large sites and successful completion of schedule, budget, client satisfaction and safety. Work with other staff members to negotiate changes with subcontractors. Ensure compliance with company policies and safety procedures as well as contract plans and specifications. Coordinate or assist with coordination of project activities with Company personnel. Review status reports and modify schedules or plans as required for review. Meet with project personnel to discuss and provide technical advice and to resolve problems. Responsible for and assisting with the overall direction, coordination, and evaluation of the project including safety, resources, performance, budget, scheduling, equipment management, quality, and risk analysis. Manage the process to ensure that documented commitments made in the developmental phases of a project are implemented at the proper time. Review and approve vendor pay estimates, material requests and invoices. Draft, review and approve work and purchase / change orders. Attend and direct project status meetings and assist in problem solving efforts. Work with and be part of the estimating/bid process during the project procurement phase. Travel as required to attend meetings, site visits, training, etc.

Education/Experience
8+ years of construction superintendent experience in the MULTIFAMILY ground-up / new-construction industry with 2+ garden style projects completed required.
