Retention & Collections Specialist , you'll play a pivotal role in helping residents successfully renew their leases while also managing past-due accounts with professionalism and empathy. From lease renewals to eviction processes, your work ensures a seamless resident experience while supporting financial health across the portfolio. What You’ll Do
Communicate proactively with residents regarding lease expirations, renewals, and options Ensure accuracy in lease terms, renewals, fees, and system data Coordinate inspections and verify compliance with insurance, utilities, and policy requirements Support roommate promotions, property transfer requests, and NTV (Notice to Vacate) processes Collaborate with maintenance and field teams to ensure timely responses and a positive resident experience Send resident statements and follow up on past-due balances Partner with accounting to validate ledgers and process adjustments Educate residents on payment policies and lease obligations Treat every interaction with professionalism and fairness, adhering to Fair Housing guidelines Lead the Notice to Pay or Quit and eviction file prep processes Communicate with residents throughout the eviction timeline with clarity and empathy Partner with legal teams, property teams, and inspectors as needed Ensure systems are updated and processes completed in accordance with local/federal laws Provide residents with market comps and retention strategies to support renewals Respond quickly and courteously to inquiries. Be a trusted advisor in every interaction Support team initiatives and special projects with a collaborative spirit What You Bring
1+ year of experience in residential property management, ideally SFR Exceptional customer service and communication skills. Written, verbal, and interpersonal Detail-oriented, highly organized, and able to meet deadlines without missing a beat Proficiency in Microsoft Office (Word, Outlook, Excel); comfort with learning new tech systems A proactive, solutions-focused mindset—you don’t wait to be told what needs doing High school diploma or GED required Equal Opportunities and Other Employment Statements
