Overview

Assistant Residential Property Manager to join our growing team of professionals. Responsibilities

Assist the Property Manager in preparing lease or rental agreements for lessees and collecting rent, preparing late notices, posting NSFs, and, if necessary, following through with eviction processes. Assist with scheduling Leasing Agents and other team members; assist with sending invoices for payment and maintaining copies in vendor files, including copies of check requests and purchase orders submitted to the corporate office. Input all rent monies received into management software daily; maintain daily deposit records, NSF log, delinquent reports, collection reports, and eviction reports. Send late notices to delinquent accounts by the 6th of each month; contact residents daily until delinquency is resolved; contact appropriate persons regarding delinquent accounts not reconciled by the 15th of each month. Monitor the status of service requests and all apartment/bedroom turnovers; ensure service level is maintained among all staff members; assist with problem solving and maintain smooth communications with residents. Assist with preparation of reports as required; organize and audit leasing paperwork and files; maintain and update waiting lists; assist the DM, PM and LC as needed by corporate representatives. Assist with training of new leasing consultants and issue leasing notebooks; monitor leasing traffic to ensure follow-up calls and distribution of information. Input leasing information (traffic, renewals, move-ins, move-outs, marketing and leasing data) into management software; submit weekly marketing and leasing reports to Regional Manager and Director of Residential Properties. Review files to ensure proper maintenance and completeness by Leasing Consultants; update assignment logs regularly; inspect units during scheduled inspections, skips, evictions, and move-outs; keep the Property Manager informed at all times. Perform other work-related duties as directed; maintain confidentiality of operations/resident information; support Capano Management Companies' guidelines and policies; arrive to work on time and prepared; attend seminars and meetings as requested.
