Floating Leasing Consultant
at Avenue5 Residential We’re looking for a talented leasing consultant who will be responsible for coordinating all activities related to apartment rentals, move-ins, move-outs, and lease renewals. The leasing consultant is also responsible for interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. Responsibilities
Focus on the needs of others by listening, understanding, and showing empathy and respect. Provide excellent customer service to prospective and current residents; generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move-in paperwork and processes. Ensure model apartments are in touring condition and orient prospective and current residents to the property. Process renewal paperwork and deliver documentation to current residents monthly. Maintain accurate and detailed records of traffic activity in the computer system. Follow up with all prospective residents via phone, mail or email. Convert phone traffic into scheduled appointments for tours. Inspect apartments prior to move-ins; coordinate move‑in/move‑out needs with the maintenance team to ensure move-in readiness. Create and maintain confidential resident files and review move-in paperwork with new residents. Complete weekly leasing reports in an accurate and timely fashion. Manage open and close procedures daily. Assist with ongoing resident relations and respond to requests promptly and accurately. Monitor competitive properties and assist with property inspections for safety and cleanliness; alert maintenance to items needing repair. Assist with processing work order requests and ensure timely completion. Provide clerical support to management as needed (phones, filing, processing invoices). May assist with planning resident activities to increase retention. Comply with all company policies, health and safety rules, and applicable local, state, and federal laws. Perform other duties as assigned. Education And Experience
High school diploma is required. Minimum of one year of previous sales experience is preferred. One year of previous residential leasing experience is preferred. Skills And Requirements
Excellent customer service and interpersonal skills; ability to relate to others. Prior experience with Yardi Voyager or another equivalent system is preferred. Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel). Strong interpersonal skills to communicate with all levels of management; ability to handle confidential matters. Ability to work independently and prioritize in a fast-paced environment with a sense of urgency. Ability to convey technical concerns quickly and accurately with adequate detail. English literacy in reading, writing, and speaking. Proficiency with general office equipment (telephone, printer, copier, etc.) and a key track system. Strong organizational and time-management skills; ability to cope with and defuse difficult situations. Must maintain a valid driver’s license, clean driving record, and current auto insurance. Must comply with safety requirements. Must complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment. Our Core Beliefs
