The right candidate will manage the Land Acquisition Department, find and place under contract, secure governmental approvals, and close on land that meets the division’s needs. Responsibilities
Plan, direct, and coordinate all land acquisition activities Negotiate acquisition of properties with landowners, attorneys, or brokers Identify and qualify potential land acquisitions aligned with division goals Manage due diligence on land acquisition opportunities, including initial master planning with internal design and land development teams Coordinate resources to meet all entitlement needs for land acquisitions Monitor development phases and entitlement processes post-closing Develop and control the departmental overhead budget Manage land/lot purchase contracts with division, outside, and region counsel Collaborate with the Land Development Department on potential communities Develop business relationships and explore additional acquisition avenues Prepare land valuation analyses and corporate budgets Prepare memoranda and documentation for corporate approval of land buys Conduct all business professionally and ethically to serve customers and enhance goodwill and profitability Supervisory Responsibilities
Directly manages two or more employees in the Land Acquisition Department. Responsibilities include interviewing, hiring, training, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems in accordance with company policies and applicable laws. Qualifications
Education and/or Experience Bachelor’s degree from a four-year college or university Seven to ten years of related experience and/or training Must have a vehicle and a valid driver’s license Proficiency with MS Office and email Preferred Qualifications Creative thinking and attention to detail Benefits
