Overview
Leasing Consultant role focusing on interfacing with prospective residents, handling day-to-day issues with current residents, and coordinating lease renewals. Training centers on Fair Housing, closing techniques, and overcoming objections. PRIMARY DUTIES & RESPONSIBILITIES
Provide excellent service to all residents, prospects, and visitors to the community. Effectively lease apartments in accordance with occupancy goals. Follow Fair Housing Standards in all dealings with prospects and residents. Conduct outside marketing under the direction of the Assistant Manager and the Community Manager. Conduct the application review for each lease including credit and income verifications and background checks. Complete lease paperwork and files for each resident to include the lease, all addendums and other proper documentation and signatures. Ensure the condition of leased apartments prior to move-in, including a final inspection. Follow up with residents throughout their lease terms, promote the annual renewal campaign for the community, manage lease renewals and complete lease documents. Complete all tasks necessary to successfully operate the leasing office. Daily Opening and Closing Procedures: perform a daily marketing inspection, including the model, leasing path, and amenities areas; pick up trash and maintain a clean environment. Answer all phone calls, emails, and voicemails that come in throughout the day. Signage Inspection: inspect bootlegs, banners, balloons, and brochures. Leasing Office/Clubroom Appearance: vacuum and clean clubroom as needed. Leads: maintain guest cards and leasing notebook; follow up on all traffic with a same-day thank-you email and a 24-hour phone call; review leads weekly and ensure notes on follow-up communication. Applications: enter prospect information into Entrata; follow up with applicants to retrieve any incomplete information. Lease Files: ensure completed lease file is forwarded for review and approval; after approval, send a copy to the resident and file properly. Work Orders: with Maintenance Team, enter work orders into Entrata; provide a follow-up call if work cannot be completed within 24 hours; file work orders and notify the Community Manager of problems. Renewals: complete renewal tasks as necessary. Monthly/On-Going: archive inactive leads; keep Leads and Applicants in Entrata up to date; conduct outside marketing under supervision; audit lease files and Entrata data as instructed; stay up to date with market knowledge to overcome objections. Turn: assist with roommate matching processes, communicate resident requests or issues during the Turn process; coordinate Move-In process with new residents, including lease packet completion and utility hook-ups; forward water submetering sheets if applicable; confirm resident contact information in Entrata. QUALIFICATIONS
Professional and enthusiastic demeanor resulting from sales, leasing, marketing, and customer service experience. Ability to demonstrate a positive attitude and effectively communicate the benefits of the apartment community to prospective students, their parents, and University personnel. Excellent customer service, sales, and negotiation skills. Good communication and listening skills. Ability to speak effectively before groups of customers or employees of the organization. Ability to read and understand lease documents. Ability to be an effective team player and interact well with others. Organized and detail oriented. Patient, even-tempered and works well under pressure. Ability to read and interpret documents such as safety rules, legal correspondence, and procedure manuals. Ability to write routine reports and correspondence. Basic math skills: add, subtract, multiply, and divide in all units of measure; compute rate, ratio, percentage, discounts, and prorations. Ability to understand and follow written, oral, or diagram instructions; follow directions from a supervisor; follow posted work rules and procedures; accept constructive criticism. EDUCATION AND EXPERIENCE REQUIREMENTS
Bachelor’s Degree preferred; or High School diploma or GED; or one to three months related experience and/or training; or equivalent combination of education and experience. Knowledgeable in Microsoft Word and Excel; knowledge of Entrata preferred. CERTIFICATES, LICENSES, REGISTRATIONS
