EqualAccess is partnering with a well-established and community-focused affordable housing provider operating across the Bronx, Brooklyn, and Manhattan. Our client develops and manages a diverse portfolio of multifamily rental properties supported by various housing programs including LIHTC, HOME, and project-based voucher (PBV) initiatives. As their portfolio grows, they are seeking a mission-aligned professional to support leasing and applicant outreach for new and renovated housing developments. Position Summary
We are hiring a
Leasing Specialist
to support all phases of the leasing process for income-restricted properties—from applicant outreach through lease signing and orientation. The ideal candidate brings knowledge of affordable housing compliance, comfort working with program guidelines, and creativity in engaging diverse applicant communities. This is an on-site, tenant-facing role reporting to the Leasing Manager (or senior property leadership). Key Responsibilities
Outreach, Marketing & Leasing
Design and execute marketing plans tailored to specific housing programs (e.g., PBV, senior housing, LIHTC) Prepare and update property-specific leasing and marketing materials Use digital platforms, social media, and online listings to promote available units Show apartments and support lease-up of vacant units Conduct orientation for new tenants post lease signing Compliance & Applicant Processing
Screen applicants and perform income eligibility assessments per program guidelines Process applicant files and documentation in accordance with LIHTC, DHCR, HOME, and other program rules Manage lottery and waitlist applicants in line with regulatory requirements Conduct annual income certifications as needed Ensure leasing files are audit-ready and properly documented Analysis & Reporting
Monitor market comps, rent concessions, and local leasing trends Track marketing effectiveness and applicant engagement Prepare monthly vacancy and revenue impact reports Support rent roll and compliance reporting with site teams Qualifications
2+ years of affordable housing leasing experience required Strong knowledge of income-restricted housing programs (LIHTC, PBV, Section 8, etc.) LIHTC certification or training preferred Familiarity with RealPage property management software Strong written and verbal communication skills Proficiency with Microsoft Outlook, Word, and Excel Strong organizational and problem-solving skills Creative marketing mindset and ability to connect with diverse applicant groups Bilingual (English/Spanish) preferred Location: New York, NY (on-site); Employment Type: Full-time; Compensation: $50,000–$60,000/year Why EqualAccess
