Overview
We are looking for a Tax Credit Leasing Consultant that is responsible for managing the entire leasing process, from initial prospect contact to move-in, for a community that participates in affordable housing programs, such as LIHTC. This role requires exceptional customer service skills and meticulous attention to detail to maintain full compliance with all relevant housing regulations, documentation, and reporting requirements.
Duties
Greet and engage prospective residents in a professional, courteous manner, determining their housing needs and preferences.
Conduct community and apartment tours that highlight features and benefits.
Process rental inquiries and follow up on leads via phone, email, and in-person visits to meet occupancy goals.
Implement marketing and outreach strategies to attract qualified applicants.
Participate in resident retention programs and help plan community events.
Accurately process and track rental applications, move-in paperwork, and lease renewals.
Collect and process security deposits, rent payments, and other charges.
Assist with preparing daily, weekly, and monthly reports related to leasing activity, occupancy, and rent collections.
Ensure that model apartments and other show units are clean and prepared for tours.
Address and resolve resident questions, concerns, and complaints in a timely and professional manner.
Generate and log service requests and coordinate with the maintenance team to ensure issues are resolved promptly.
Pre-qualify applicants for eligibility based on Low-Income Housing Tax Credit (LIHTC), Section 8, and other affordable housing program guidelines.
Regularly inspect the property to ensure curb appeal standards are met and identify any maintenance needs.
Qualifications
Experience:
A minimum of 6 months to 1 year of multi-family leasing experience is preferred, with active experience working with tax credit / affordable housing communities.
Knowledge:
A strong understanding of affordable housing programs (specifically LIHTC), Fair Housing laws, and standard property management practices. Knowledge of Florida landlord-tenant law is a plus.
Skills:
Strong organizational skills and attention to detail are critical for compliance documentation. Excellent communication, sales, and customer service skills are also necessary.
Software Proficiency:
Experience with property management softwares is often required or preferred.
Other:
Dependable transportation, a flexible schedule that may include weekends, and the ability to pass a background check are required.
