RADCO Residential is seeking a Leasing Manager to join our established team. This position offers competitive pay and an incentive bonus, 100% paid employee medical insurance, PTO and holidays, 401K match up to 6%, and growth potential.
Financial Responsibilities
Reviews monthly financial reports and supporting data with Property Manager.
Maximizes gross rent and minimizes vacant and delinquent rent loss.
Calculates daily rent, prorates charges, late fees, and percentages.
Bookkeeping Responsibilities
Collects, dates stamps and bank stamps all rent checks daily.
Scans deposits daily into specified bank accounts.
Notifies resident of returned check and posts demand if replacement funds not received within 48 hours.
Keeps managers informed on status of dispossessors and files accordingly.
Makes all efforts to collect rental payments, including escorting personal collection.
Completes move‑out statements for past residents and submits to direct manager.
Turns over collection files every 30 days and monitors payment plans.
Ensures all reporting is done accurately and on time in Property Manager’s absence.
Ensures processing of pre‑close and accounting month‑end.
Maintains communication with attorneys for eviction processes and court dates.
Creates basic POs as requested.
Provides 12‑weekly delinquency report to Regional Manager.
Property Responsibilities
Generates traffic and responds to telephone and internet inquiries.
Greet and tour prospective residents throughout the property.
Qualifies prospects and closes the sale by obtaining a rental application and deposit.
Visually inspects entire property daily for cleanliness.
Accurately records traffic in Yardi daily.
Converts a minimum of 25% total traffic to leases.
Processes resident move‑outs by reviewing lease terms, applying appropriate fees, and disposing in accordance with procedures and legal requirements.
Follows company eviction procedures, including proper notice and court representation.
Posts all lease violations on resident doors.
Tracks marketing efforts, reviews ads, and develops potential marketing leads.
Handles trash pickup, operates compactor, and performs cleaning duties to bring apartments to resident‑ready standards.
Office/Administrative Responsibilities
Documents all occurrences requiring manager attention and contacts Regional Manager regarding emergencies.
Records resident service requests accurately for the service team.
Receives and acknowledges resident notices and enters the system.
Keeps all filing current.
Schedules guest apartment and clubhouse rentals (if applicable).
Operates office alarm system in conjunction with opening and closing the office.
Delivers thorough move‑in presentation to new residents.
Completes all RADCO University training within the specified timeframe.
Customer Service Responsibilities
Communicates clearly to residents, both verbally and in writing.
Promotes resident satisfaction and retention by responding to complaints and requests in a timely manner.
Delivers packages to residents’ apartments.
Coordinates, sets up, attends, and cleans up after resident functions.
Responds sensitively to customer concerns and/or complaints.
Leadership Responsibilities
Acts as the on‑site manager in the absence of the Property Manager, coordinating daily work and maintenance tasks.
Motivates leasing consultants and provides consistent feedback.
Trains and develops subordinates, providing on‑the‑job training and scheduling company training.
Assists in managing client/owner relationships, meeting owners, conducting property tours, and responding to owner requests.
Assists Property Manager and leasing staff with additional tasks as required.
Complies with RADCO Residential policies and embraces the company’s vision, mission, and beliefs.
Maintains punctuality and flexibility, including weekend, evening, and holiday availability.
Qualifications
Bi‑lingual abilities may be required based on property needs.
Experience with MS Word, MS Excel, MS Outlook, Yardi®, and RealPage.
Basic understanding of Landlord/Tenant laws, GAA Lease, Fair Housing/ADA regulations, and OSHA & EPA requirements.
Four years of prior experience in property management or a related industry preferred.
Education, License, or Certification Preferred
High school degree required; college degree preferred.
Valid driver’s license and automobile insurance required.
CAM® and ARM® designations preferred; may be required within six months of employment.
Ability to earn future designations as required by industry standards.
Physical Demands and Work Environment
Sedentary work typically in an office or outdoor environment.
Lifting and carrying up to 25 pounds occasionally required.
Walking, talking, hearing, and seeing with close visual acuity frequently required.
Position is not substantially exposed to adverse environmental conditions.
Walking and driving a golf cart on the property may be required.
Driving to client or corporate locations sometimes required.
