Real Estate Development Acquisition Associate (On-site)

Pay range: $70,000- $90,0000 depending on experience
Key Responsibilities
Deal Sourcing & Market Research Identify and evaluate acquisition opportunities through broker networks, direct outreach, and market research Analyze market conditions, demographic trends, and competitive landscapes to inform investment strategy
Financial Analysis & Underwriting Develop, maintain, and refine detailed financial models and pro formas for potential acquisitions Conduct sensitivity analyses and scenario testing to assess deal risk and return metrics Assist in preparing investment committee presentations and supporting materials
Coordinate third-party consultants (e.g., environmental, engineering, appraisal, title, zoning)
Review legal documents, entitlement/zoning approvals, and site-level diligence materials
Support negotiation and execution of LOIs, purchase agreements, and joint venture documents
Cross-Functional Collaboration Partner with internal teams (development, finance, legal, and construction) to transition acquisitions through the development lifecycle Provide timely market and deal updates to team members across departments to maintain alignment and transparency
Qualifications
Two to three years’ experience in a commercial real estate role preferred
Interest in real estate acquisitions, development and private equity
Strong proficiency in Excel financial modeling
Exceptional analytical, organizational, and communication skills
Ability to excel and stay organized in a fast-paced environment
Detail-oriented, self-starter, and team player with a strong work ethic
High ethical standards, sound judgment, and integrity in all professional dealings; committed to transparency and fairness
