Site Acquisition Associate . Brief Description Middleburg is a vertically integrated real estate investment, development, and construction firm specializing in attainable rental housing across the southeastern United States. We are seeking a Site Acquisition Associate to join our team. Our acquisitions, entitlements, financial analysis, capital markets, asset management, property management, development, and construction teams collaborate on their respective responsibilities as they relate to each specific deal to build each project. The Associate will work directly with the Middleburg Communities Site Acquisition Team and report directly to the Head of Site Acquisition. The Associate will work closely with the applicable market Development Partner, sourcing, negotiating, and conducting due diligence for off-market properties. The Associate will assist the Development Partner in building and maintaining the market pipeline for all luxury, workforce, and build-to-rent product strategies. This individual is expected to demonstrate strong business acumen, contributing proactively while collaborating effectively across the organization. They shall possess strong interpersonal skills, with a demonstrated ability to work effectively with others, remain calm under pressure, communicate clearly, and multitask efficiently. Co-gp/Indirect Investment, 3rd Party Differentiated Asset Classes (Commercial, Single Family, etc.) Essential Duties/Responsibilities: Source development pipeline across applicable markets and product strategies Utilize GIS/Mapping software to identify, validate, and qualify sites Maintain site database and pipeline for applicable markets Conduct market research for target markets Create financial models and underwrite development opportunities Prepare site selection materials for all development opportunities Conduct site feasibility analysis (zoning, site topo, wetlands, utilities, etc.) Research and analyze the entitlement and zoning process Prepare site fee analysis (Tap, impact fees, building permit fees, etc.) Provide development team support as needed throughout the acquisition cycle Prepare, review, and negotiate LOIs with land sellers Provide PSA negotiation support Call comparative properties to maintain accurate comp data Prepare market maps, aerials, and other exhibits as requested Research comparable land trades and provide write-ups and data to support Requirements Knowledge and Experience: 2-3 years experience, an advanced degree with qualifying work experience is a plus Real Estate acquisitions experience, responsible for sourcing a high volume of projects Transactional, investment sales, capital markets experience High energy, entrepreneurial, self-motivated, and results-oriented individual Proven ability to display a high attention to detail, analytical, and organized What we can offer you: Great benefits- We offer comprehensive health and wellness benefits tailored to meet your needs.
