Overview
We are looking for a Proactive Land Acquisition Specialist to join our company’s Land Team. This is an in-office role, requiring availability to work out of our Pleasant Grove Office. Job Overview
As the Land Acquisition Specialist, you will be responsible for identifying, analyzing, negotiating, and acquiring land for various projects, ensuring alignment with company goals and regulatory requirements across all markets Visionary participates in. The ideal candidate will have strong negotiation skills, a solid understanding of real estate markets, and the ability to build relationships with property owners, local authorities, and other stakeholders. Responsibilities
Conduct market research to identify suitable land opportunities aligned with project goals. Evaluate property locations, zoning regulations, land use policies, and environmental considerations. Perform financial and feasibility analyses to determine land viability. Build relationships with landowners, brokers, developers, and other stakeholders. Negotiate purchase agreements, leases, or rights-of-way with property owners. Collaborate with legal teams to prepare contracts and ensure compliance with local, state, and federal regulations. Liaise with government agencies, planners, and community groups to facilitate smooth acquisition processes. Coordinate public consultations or community meetings as necessary. Maintain accurate records of negotiations, contracts, and transactions. Prepare reports on project progress, market trends, and acquisition status. Ensure compliance with internal policies and legal standards. Qualifications
3+ years of experience in land acquisition, real estate development, or a related area. Strong understanding of land use planning, zoning, and environmental regulations. Excellent negotiation and communication skills. Proficiency in GIS tools, mapping software, and real estate databases. Ability to work independently and collaboratively in a team environment. Preferred Qualifications:
Knowledge of the local real estate market and regulatory landscape. Professional certifications such as Certified Commercial Investment Member (CCIM) or Accredited Land Consultant (ALC). Strong analytical and problem-solving skills. Attention to detail and ability to manage multiple projects simultaneously. Exceptional interpersonal and relationship-building abilities. Combination of office work and field visits. Some travel may be required to meet with stakeholders and inspect properties. About Us
