Operate and perform preventive/predictive/reactive maintenance and repairs on commercial, industrial and residential HVAC DX, electrical and hydronic systems. Install, maintain and repair Split/Package AC Systems, Furnaces, Heat Pumps, Ice Machines, FCU, VAV, AHU, bearings, pumps, motors, and related controls; monitor Building Automation System (BAS). Maintain a wide range of HVAC systems (heat pumps, boilers, DOAS/VRF, ice machines, air handlers, exhaust fans, pumps, compressors, etc.) and ensure compliance with UNC Energy Management policies. Identify, estimate, plan and complete minor renovations via internal shops or contractors; provide 24-hour customer service to residents and staff; conduct scheduled facility maintenance inspections. Operate and maintain a broad set of complex HVAC equipment and assist in major renovations as needed; support the availability and safety of housing facilities for approximately 9,000 students in 37 residence halls and 700 apartments. Maintain documentation and use the Computerized Maintenance Management System (CMMS). On-call duty and occasional evening/weekend work may be required; this position is a mandatory employee for essential operations. Minimum Education and Experience

High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification; experience in related trade areas may be substituted on a year-for-year basis. Required Qualifications, Competencies, and Experience

Diverse understanding of HVAC, including Building Automation, Controls, Refrigeration, Auxiliary Systems and Water Treatment. Ability to read manuals and instruments for complex mechanical equipment; interpret sequences of operation; verify sensor operation; connect test instruments; observe output signals; diagnose system-wide issues. Preventive maintenance skills; ability to troubleshoot equipment; safe operation of HVAC systems including BAS monitoring and calibration; familiarity with VAV, DOAS, VRF, and related controls. Operate and maintain DX and refrigerant-based systems; understand refrigerant charges and maintenance impact on building health; comply with EHS, EPA and OSHA standards. On-call availability and ability to respond to HVAC issues affecting residents. Valid North Carolina Driver’s License and EPA universal refrigerant certification or ability to obtain within 90 days of hire. Preferred Qualifications

Experience PM/repair of commercial, industrial or residential HVAC equipment; ability to read and interpret mechanical/electrical diagrams. Welding, brazing and soldering; understanding of plumbing related to HVAC systems; experience with hydronic systems and water chemistry; continuing education in the field. Licenses/Certifications

Valid North Carolina Driver’s License. EPA universal refrigerant certification or ability to obtain within 90 days of hire. Physical/Mental Requirements

Climb ladders; move objects weighing up to 50 lbs; wear respirator and PPE (safety shoes, eye protection, arc flash gear). Sign-On Bonus
