Overview
Area Maintenance Supervisor
– General Statement of Duties: This roving role within the Region 5 portfolio located in Southeastern Massachusetts may also provide support across the broader Eastern Massachusetts portfolio. Emergency on-call and snow removal coverage may be required based on business needs. The Area Maintenance Supervisor is responsible for overseeing and supporting maintenance operations and teams across multiple properties, including maintenance safety and compliance with injury prevention and company policy, work order management, turnover management, capital project execution (including RFP development and bid reviews), and preventative maintenance. This role ensures the consistent delivery of high-quality maintenance services while supporting all efforts to enhance the value of each property. The Area Maintenance Supervisor will also support maintenance budget adherence and plays a key role in enhancing maintenance services across all properties within the assigned area. Supervision : Reports to Senior Director of Maintenance and Facilities or Regional Maintenance Director, as assigned.

Maintenance Responsibilities: Assist, support, and oversee the maintenance function at multiple sites to influence positive outcomes and support organizational objectives. Coordinate and support temporary staffing for inspections and short staffing situations, including agency-related physical plant inspections. Oversee daily maintenance operations, ensuring timely completion of work orders, apartment turnovers, preventive maintenance, and life safety inspections across the assigned area. Analyze, track, and interpret work order production across assigned sites. Provide troubleshooting support for complex or escalated maintenance issues. Assist with training and mentoring maintenance staff. Monitor inventory and purchases of maintenance supplies; review purchase orders, requisitions, and contracts for maintenance equipment, supplies, and services. Assist in the creation, management, and adherence to area maintenance budgets. Conduct apartment and property inspections. Monitor, assist, and verify the completion of preventive maintenance and life safety inspections across multiple properties in accordance with set schedules and the Beacon Crisis Response and Preparedness plan. Oversee, support, and assist with managing property emergencies such as snow events, fires, and floods. Provide high-level apartment turnover support through training, scheduling, and implementing best practices to meet corporate turnover targets. Coordinate repairs with external vendors as needed, in conjunction with or in the absence of a Maintenance Supervisor. Adhere to procurement best practices, including inventory control, pricing comparisons, and utilization of approved vendors to maximize efficiency and minimize costs. Coordinate pick-up and delivery of supplies. May use company or personal vehicle when necessary. When needed, or in the absence of site staff, perform daily operations of work orders, apartment turnovers, trash duties, and other maintenance duties to maintain site operations. Assist with emergency on-call rotation and after-hours maintenance; participate in emergency on-call rotation and snow removal as needed. Preserve and respect resident and applicant confidentiality. General Responsibilities
Foster positive, collaborative relationships with residents, communities, and associated agencies. Promote Beacon culture. Enforce and adhere to company policies, rules, and regulations. Work patiently, professionally, and cooperatively with residents and staff; preserve resident confidentiality. Minimum Qualifications
Education, Training and Experience:
Any combination demonstrating ability to perform the duties and responsibilities, including 5-7 years of related building or property maintenance supervisory experience. Certified Apartment Maintenance Technician preferred. Designated certifications as required for property type. Qualifications and Skills:
Knowledgeable in the safe use of hand tools and small power tools. Ability to manage maintenance staff. Neat and orderly work habits. Valid driver’s license. Knowledge of plumbing, electrical, carpentry, and heating standard practices. Professional demeanor and strong interpersonal skills. Ability to handle emergency and time-sensitive situations. Physical Capabilities:
Must be able to lift 50 pounds, climb and work on ladders, raise arms overhead, stand/walk for long periods, climb stairs, bend at waist and knees to lift objects, shovel snow, etc. Beacon Core Competencies
