Function:
Lead Engineer is responsible for the supervision and coordination of all activities concerned with the general operation and maintenance work of the mechanical, electrical and craft services. Function as a working group leader in these areas. Major duties and responsibilities: Responsible for developing work assignments for each employee. Handles special work assignments and trouble calls. Adhere to quality levels and standard practices for all work performed. Assist in training personnel in proper operating procedures and techniques. Enforce appropriate safety regulations. Conduct regular inspections. Operate mechanical and electrical equipment, which supply the job site with power, heat, refrigeration, air conditioning and ventilation. Possess adequate license requirements for the facility. Stands scheduled shift watches and work with the tools of the stationary engineer’s trade. Overall responsibility for the following functions and tasks: operation of HVAC systems, water treatment procedures, electrical equipment; implementation and management of operational manuals and logs, equipment history book, safety program, inventory control program, preventive maintenance program, daily engineering log; coordination of work order procedures, failure analysis procedures, vendor relations, formal training program, building management communications. Specifically, perform duties to operate, maintain and repair boilers, heaters, pumps, valves, appurtenances and lines used in distribution of steam and heated or processed water; operate, maintain and repair refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves and related refrigerant lines; operate, maintain and repair pumps and related systems; operate, maintain and repair air compressors and distribution lines; operate, maintain and repair natural and manufactured gas distribution lines; maintain and repair water filters, softeners, piping and pumps; maintain and repair electrical motors and engines powering pumps, compressors and fans; maintain and repair fuel oil systems; maintain and repair sanitary sewer systems; maintain and repair trash compactors, including electrical and hydraulic systems; maintain and repair kitchen equipment; maintain electrical power distribution and auxiliaries for the building’s lighting, mechanical, plumbing and control components; recalibrate controls for energy-efficient operation across seasonal changes. Maintain all equipment as required per the Preventive Maintenance Program and ensure the program meets manufacturer service specifications. Maintain life safety and security systems. Perform other duties and responsibilities as requested by building management.
